The person subletting isn't being evicted, your friend is. She is the one who leased the property, right?  The sublease was not approved, so she is the responsible party. 

She should be worrying about the judgement against her as part of the eviction as much as worrying about a suit from the person subletting. If she doesn't pay the landlord or things will not go well for her in court. 

Well said Randy Beadles! I've had good success with the same strategy, usually grad students.  One lease works well. Screen them thoroughly so that you know you have responsible folks. Then if the two roommates don't work out well together, they suck it up and stick out the duration of the lease before going their separate ways.

It's going to take a lot of time, energy, and money to take back the property and restore it.  Might be a better option to cut your losses and sell it to a local investor and let them deal with the headache. 

Easy for me to say, right?

I do it often, and explain to them why it's expensive for the landlord to do. Charge a transfer fee so that you offset some/most of the expense, start a new lease so they are guaranteed to stay there longer, and you get the advantage of keeping a good tenant with a proven track record. And you've made them happy!  

In a multi family setting you should really have a written transfer policy so that each situation is treated the same.

You could probably get a slightly higher rent, but I doubt that adding another bath would change the dynamic from a break-even deal into a cash-flowing deal. In fact, depending on the price tag, it's likely you would end up subsidizing that bathroom for someone else to use long after you've moved on...
