@Brad Smith, the number of prongs is determined by the receptacle, not the faceplate.  

You may be able to buy just the stickers somewhere, but I've never found them.  But when you buy a new GFCI receptacle it comes with numerous stickers that most people just toss out because they don't need them.  You might need to buy several GFCI outlets just to get the stickers.  Or maybe catch an electrician coming out of your local supply house and just ask them if they have any in their van.

Google calendar works great for us. You can share calendars, assign permission levels, check availabilities, send invitations and reminders...and probably do lots more.

I'm not sure about the insurance issue, but I would immediately rent dehumidifiers to put in the first floor and crawlspace. Pull that moisture out and you may be surprised how quickly the floors settle back down to their original state.

Alterations in buildings built before 1978 are generally (if not always) regulated by the EPA:

If you simply want to know whether the building has lead paint in it you can purchase lead paint test kits at Lowes and Home Depot.

You'll also have state specific regulations governing remodeling/renovating activities and licensure. My experience has been that it's worthwhile to do things "by the book" rather than risk stop work orders, civil penalties, and  even criminal charges.

You might consider talking to local contractors and getting their input.

If it isn't visible, I'm saving that extra money and applying asphalt!

However, in some historic districts you have no choice but to replace with original materials; you should make sure this doesn't apply to your situation.  Just contact the local zoning office.

If he has abandoned the property you should file a Warrant in Debt as he is no longer in possession and rent is in arrears.  Before you do, you might call him at work and explain what your plan is, and that you will serve papers on him at work.  Sometimes this tactic will cause someone to pay up because they don't want the sheriff showing up at their place of employment.

Did I understand you to say that you did not rent to him?  Without a strong lease naming him as the Lessee I think your chances of recovering damages are slim at best.  You must demonstrate to the judge that he had a duty to pay, and if he is not the Lessee you won't get far.

Post: Cell Provider Lease Rates

We have been approached by a cellular service provider that wants to lease rooftop space on a commercial building. They will place a sled mounted data node antenna on the roof, we will supply electricity. 

It seems like a hassle-free proposition, but we have no understanding of what a reasonable lease rate would be. Are there any industry standards for what to charge?  Any pitfalls we should avoid?
