@John Collins Anytime I meet with anyone from CL I never do so alone. Also they might not be telling you there correct location for their own safety reasons.  Ive had someone drive 3Hrs for some weight sets I had, I guess you have what they were looking for! Should have asked for a few $'s more :)

@Matt M. As most people on this thread have said already, most towns have a quiet time ordinance. Something I did and will still do is inform the tenants especially the neighboring ones to the units the maintenance schedule for the week, I also tell them I will do my best to keep the noise down etc. makes them feel like you respect them and hopefully they can plan there day better.     But just to be clear, I do not and would not reschedule the contractor if requested. The work needs to be done.

@Fred K. No, that is not typical of a good REA. Go to the Network tab on BP, click on Real Estate Agents and there you will have better luck finding a more motivated agent.  Personally I wouldn't sign a Buyers Agent agreement until the have proven there worth to you!  Good luck on the search!

@Matthew Ewald. I would contact an insurance broker, every situation is different. Hire the professional to help guide you in what you need!

@Shane Elias-Calles everything I've learned was either threw BP, Youtube or Podcasts. No way would I pay someone to mentor me. Go to a few meetups maybe join your local REI and you will learn all the same stuff! You will even find a mentor there for the price of a cup of coffee! I've never met a real estate investor who didn't like to work with a newbie! Meet everyone at the REI's and see who you click with!

Congrats on your "hopefully" new purchase! When a tenant gets a pet without the landlords approval you can ask them to get rid of the animal, they may choose to leave also. So your fully rented will no longer be fully rented. 

You can also increase your rent to accommodate for the animals? Pet FEE? 

Personally I cant stand apartments with animals. I would evict the one without the lease and start fresh. Sets the tone for your expectations. Then start the process on the other tenant as I am sure they will not want to get rid of there animals. Remember this is a business and not a friendship, tenants will try to work up on your nice side.

@Account Closed Any document you provide as proof will hold you accountable to the agreement- if that document is fake then that would be considered fraudulent.  I believe you could be sued for that also!

That was my thought, from what I can see, there seems to be more larger deals in the south. Not saying there better than the north, but id like to make my next one a bigger one! Thanks for your input!

Good evening all!

I started my real estate investing journey only investing locally, let’s say within 30 mins.

Lately I’ve been considering purchasing in another state (southern). Why? Because I’m in the North East and not finding something with much add on potential.

Obviously a bit nervous about it, won’t be able to drive down the road and check up on the PM.

What’s everyone’s thoughts on out of state investing?

Do you have any advice?

Maybe even a good place to start looking?

Always hired contractors for everything! I do not have the patience for the minor details, but I paid for the minor details. I would do the demo and landscaping. I do enjoy landscaping! I was more of a GC on site, ensuring everyone was working when they said they would and always held them accountable to the dates agreed on.
