The more finish sf the better. And basement finishing the less expensive to do . We do egress windows in Columbus Ohio for about 3$

The window 

Must be less then 44” off floor or it’s not an egress window.

You can use a jack hammer to go in to frozen ground. Brake it up like concrete. And then dig the rest ez.

A bedroom below grade must have an egress window. Window opening more than 5.7 sf and less then 44” from floor to opening on window. And a well 3’x3’ .

In Delaware Ohio the different between a 4 bed with one bed in basement is about 50 k more in Olentangy schools. Ohio egress guy puts in egress windows in Ohio

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $60,000
Cash invested: $30,000

Buy bank owned property of mls and cash closed. Rehab over 6 months and add 4 th bed room and 2 Ed bath . Rent for 1600 a month.
