Post: Best County for Rental Property? OC, LA County or SB County?

In my honest opinion, I wouldn't start investing in LA until you're more experienced as both an investor and landlord, unless you really want to live there. The LA rent control and tenant moratorium laws are not very friendly and could cause quite the headache for just about anyone. The OC and SB counties are great options outside of LA.

Hey Trevor, I'm a fellow developer here in LA. Just to give you an idea of what we look for:

- Multifamily Zoning (R2,R3,R4, RD...)

- No Overlays (no HPOZ, no CPIO, etc...)

- 6000 sf lot plus

We tend to build by right and will use the TOC density bonus if it makes sense investment wise. I'd love to connect more and help where I can

Hey BP Community, I'm a developer here in the Los Angeles area and we're trying to navigate the new regulations California has been implementing. One that has been giving us trouble is SB8. I'm looking to get help from anybody who's gone through the SB8 application process and knows what is needed to get approval. We are worried about making offers on some properties that have tenants in them, due to the new SB8 regulation. I'd love some clarification on what we can do new development wise if we were to buy a property, vacant or not, but it had tenants in the past 5 years. Thank you in advance.

Greatbuildz is a fantastic way to find reliable GCs in the area. We've used it as a vendor and have been able to find clients with construction projects that fit our criteria. Paul is definitely on to something here. Great job man!

 Thank you, Yes I you have a loan officer that you can introduce me to that would be great.  Also always looking for new properties, but the numbers have to work. I am looking for something around 2,000,000 give or take 200,000. In a b area and where I can go in and rehab each of the units one by one.
