@Christopher Barnes Most parts of Cahokia are going to be C/C- properties. The area is definitely lower class and the median home value is right around $50k. You can find some nice cashflowing deals if you do your due diligence. However, Cahokia is located in Illinois where landlord tenant law and taxes are much different than over on the Missouri side. In terms of the St. Louis market which encompasses a bi-state metro (MO+IL) the majority of investors tend to stick to the Missouri side where taxes are lower, evictions are easier, and property values higher. There are many great towns, cities, and municipalities in the metro area to invest. For me, personally, Cahokia would be pretty far down on my list of best places to invest in STL. @Christopher Barnes I am a local investor here in St. Louis, born and raised. STL can be tricky if you are not familiar with each street and specific neighborhood, as it is notoriously a "block to block" city. That said, we have tremendous opportunities for cashflow investments and have seen a ton of out of state and out of country investors specifically target St. Louis for that reason. The company I work for manages properties in MO,CO,AR,AL,OK,FL,SC,GA,MS,VA,OH,MI, and TN. Regardless of the market it's crucial to have a trusted team to help support your investment goals. @Brandon Gamblin St. Louis is an excellent market to invest in for affordable cashflow. Our city has tons of investors from out of state and out of country who have specifically targeted our market. My company manages properties in MO,CO,GA,MS,FL,OK,AR,SC,AL,OH,MI, and VA. Regardless of the market you decide to invest in, it's imperative that you develop a team of bankers, insurance professionals, tradesmen, property managers, lawyers, etc. If you ever want to chat and connect about STL or any of those other markets, I'd love to get together sometime!

@CJ Shade @Scott E. I am a local investor here in St. Louis. I have been working with investors, primarily out of state investors for the last 3 years. St. Louis although offering tons of opportunity for cash flow and BRRRR deals, can be a tricky city if not familiar with some of the nuances. It can be a market that is very "block to block" and really requires either a deep understanding of the area or a trusted pair of boots on the ground who is familiar with the local landscape. if there is any interest in learning more about the city or investment opportunities, I'd love to connect and serve as a resource. U City is seeing a ton of development and redevelopment currently. If you are a savvy investor with rehab knowledge and a team of contractors, their municipal inspections are very reasonable. Granted some municipalities are more laxed, but by no means is U-City the strictest of the bunch. AS with any investment be sure to do your due diligence and have trusted team members in all facets. We have rehabbed and managed many properties in the area and would love to connect if you have anymore questions!
