@Account Closed to me the best agents are the ones that make ALL of their buyers feel as though they are their top priority - Constant communication, knowledgeable about the market where the buyer is looking, knowledgeable about the types of properties (SFH, Multi, Investment vs personal residence, etc) and what to look for in each, sending deals that meet the buyer's criteria, and really just being willing to hustle.

Joseh Orobello we use a combination of Cozy, Excel, Quickbooks and Google Drive and currently have 7 units. It's a good setup if you don't have a lot of units.

Agreed, I would definitely carry insurance. Way too high of a risk to not have a policy in my opinion.

@Bola A. This can go downhill pretty quickly as others have said. I'd figure out what's going on with the tenant, but also with the PM. Any lease should have strict guidelines regarding rent due dates, late rent, and penalties such as when late payments are applied, how much, and when the eviction process starts. It's up to the property manager to enforce these and communicate with you along the way. If not, it may be time to find a new PM, especially if they're taking partial payments and are unresponsive. Best of luck

@Brandon P. Nothing in particular as far as brand for cabinets. Maybe others would be able to give you a better idea. I would just say work with your contractor and see what they like to use and what is a good cost. Personally I like tile or wood in a kitchen for floors, or the laminate flooring that looks like wood.

@Brandon P. I would replace the cabinets, counters and appliances.  If this is for a rental, you might be able to get away with leaving the floors and using builder grade cabinets, basic finishes/appliances. If it's a flip, I would include the floor and go with upgraded cabinets/counters/finishes. Keep in mind the neighborhood too, and what other 'attractive' kitchens look like in the area.

@Scott L. We started in a similar position using a combination of our savings from our W2 jobs and other investments to start, and with a similar mentality of Buy and Hold. I would put that toward a down payment, but on something that will either cashflow really well to save and reinvest, or where you can increase the equity and BRRRR it so that you can buy another one.
