@Amber Bennett house hacking is an excellent starting point. :)

Also, with syndication, you have the ability to scale much faster which is why a goal of $1B in assets by 2028 is not unrealistic.

You need to know and be connecting with everyone who is already where you want to be. You need to know your A team. That is your property manager, lender, securities attorney if you are syndicating, real estate attorney, CPA, and any partners.

If you want to own apartment buildings, start investing in multifamily properties now. Commercial multifamily (5+ units) and residential properties (<5 units) are two different games. A 6 unit building operates like a 100 unit property. The difference comes in the scaling.

If you don’t have a lot of capital at your disposal, you should learn the syndication business and get involved with other syndicators where you can provide value and potentially partner with them on one of their properties to get started.

@David Kimmel I am familiar with Advanta IRA. Their customer service is very good. All custodians will have fees so it will depend on what you're goals are when setting up a self-directed IRA. I will be using mine to invest passively in apartment syndications.

@Jesse Daconta Most brokers can tell a newbie a mile away so to set yourself apart you will also want to convey the strength of your team and track record. For example, if you are syndicating, you can say “I’m working with a group of high net-worth individuals and we are looking to expand into (your market).” Another option is “My partners and I have xx units and are looking to grow our portfolio. We noticed you have listed (properties that meet your criteria) and are wondering if you have anything else in your pipeline?”

@Oliver Leonetti Chris Wharton at First Ohio Home Finance can do small commercial loans with reasonable terms. US Bank is also pretty good for small balance commercial loans.

@Mike Ball in general 80 units or more would make sense to bring on an on site manager. Below that I think you would benefit more from a competent and experienced off site manager. And like Isaac said, if the property is in a city with specific laws you will obviously need to make sure you adhere to those laws.

@Shane Boyle stay focused and you will get there! House hacking is a great way to start but it’s not the only way. How did you determine your financial freedom at 100 units and legacy wealth at 1000 units?

@Jingwen Dunford we don’t use crowdfunding, however we do have our own online investing platform. Before anyone can review current or past deals, they must have a call with one of our team to discuss their financial goals, investing experience, and financial situation. Our team will also answer any questions they may have about us or the investing process.
