@Dave Meyer Did you do a webinar sorting through the data for various markets: YoY growth, rent:price ratio, population size, median home price, etc? I'm having a hard time finding it in the webinar archive.

Hey Friends -- It's wild to see how the market has changed so many agents. When I was working with investors as an agent in 2015 in San Francisco, I was cold calling, door knocking, and writing letters 7 days/week. in 2022, as an investor, its hard to get agents to do more than put you on an auto search. There are so many "investors" it seems that agents have "client fatigue"

What tools have you found most successful to incentivize your agent to bring deals? Has anyone tried cash bonuses on top of commissions?

Does anyone have any experience investing in Puerto Rico? 

We are seeing a flood of capital in PR because of favorable taxes and climate. Any insights on favorite markets, good/bad experiences?

I am a CA/OR-based investor that is really excited about the small-multi market in Indianapolis and am looking for an agent with experience in investing in these types of properties. Looking for 3-10 unit buildings with some value add opportunity. Any recommendations on agents in the Indy area? The "Find an agent" tool was little help on this one.

I'm a builder, broker, and investor in Lodi, CA and relocating to Bend, OR.

In Lodi, I have a large network of agents, clients, and subcontractors that I have built over the past 5 years and will be moving to a new market where I have almost no contacts.

I plan to refresh my flipping, building, and RE business in Bend and start a property management company.

Would love the community's thoughts, insights, and feedback on starting over in a new market.

Hi Friends - 

I am a former Californian, currently moving to Bend OR. I am building my OOS portfolio in small multi and self-storage. I am playing with another approach to investments - viewing investments in order to meet a specific financial goal:

If I want to take on an extra $4k month expense, how can I find a property that will offset?

Has anyone started with the end number in mind, and worked backward to build criteria? For example - I need my property to cash flow $50K/Year. Now select a market, determine purchase price, minimum cash on cash return, cap rate, etc. 

Would love the community's thoughts!

I split time between the CA Bay Area and Bend OR - two very high priced markets. We planned to acquire 20 doors of small multi in 2021 in an OOS market, but still have not purchased. We have looked at Kansas City, Columbus, Louisville, and are interested in FL.

How do you assess risk in other markets? We have a really hard time wrapping our head around how a 10 CAP 4-plex can be listed at $250k. Is this a CA mindset that's holding us back. Some markets seem to be priced so low, it seems like a risk to us.

The California exodus to places like ID, MT, TX, etc. have generated a ton of interest in Californians investing in other markets. 

What are the best ways to make a market selection as a starting point for a new investor?

Hi Folks - Reincorporating in 2021. I currently split time between CA and OR. I am looking to invest in other states as well. Any insights on where I should base my LLC? I plan to get a virtual Mailbox through Earth Class Mail where my mail will be sent.
