lease to own, a few questions, thanks...

I might offer my first time lease to own on a property i own, NE Fl, arv225k, owe 50k, renting currently $1400 managed outsourced...this one is not in an llc co name.

(id be the bank, they offer a suitable down payment, and we agree on price and terms i assume.. id like to master this and make as an  option ive never considered before....may i ask...

Q. is this a special contract you have available i can see that offers lease to own as one?

Q. is this done with closing as any other transaction

Q. any need to know? 

Q could you summary actionable steps to execute?

q, why arent these being done more?  seems more upside than down.

(I will explore on BP in depth for existing info, wanted to put this out there....thx)
