@David Blackwell I am in a very similar position and have the same outlook in regards to scaling and systemization. I landed on Buildium for my property management software. It has a TON of features! Online leasing, CRM, online payments, banking ledger, online maintenance requests, they can send checks for you, they have their own online academy...there's a lot! My biggest (and maybe only) complaint is their online payment processing company is not so great. I had a few different issues with them when enrolling in their Epay program. Give them a look. Good luck and let me know if I can answer any questions for you.

Zach, Justin and Michael...thank you for the input. I've heard great things regarding the space and there's a property for sale here in my local market I am interested in. I've only ever analyzed SF, MF and Flips. I imagine analyzing self storage is rather similar to analyzing multi-family?
