I found it helpful to learn the various terms in the context of actual property discussions or practical examples. BP has numerous threads, read a lot of them.
YouTube is also great for these terms. There are many REIs who post short (<5 min) videos discussing definitions, examples, etc.

part of my research has been using sites like VRBO to access their availability calendars and rates to create vacation rental comps for the community I am looking at. It's reassuring when the numbers are consistent for like properties and the bookings are solid in the peak season.

I am preparing for the purchase of my first investment property. As I have learned more about the Seattle market and how hard it is to get CF from long term rentals, I have leaned more towards vacation rentals.

My wife and I have used VRBOs personally for many years and it is a great product. We have a beach community a few miles from us so we would not need property management.

Some of you have mentioned having an atty or CPA, is this particular state-to-state or a universal thing?

I have been reading that when you include the increased expenses, short rental season, and start-up costs for VRs, it ends up with returns not much greater than long term rentals.

Can any of you in the VR business confirm that?

I'm in West Seattle. I'm a beginner but have researched the listings heavily.
Matt Devincenzo is right in that the retail market is valued too highly to make cash flow work, but if you can find an off market deal or make a low offer it may work. Especially if you owner occupy a multifamily.

Granted I am talking about the list prices which are almost always overvalued.
