@Johnny Aloha by market stability- you mean price volatility, vacancy rates, or both? I have looked at lots of condos on VRBO and their calendars are booked heavy/full. I plan to use on-island PM and VRBO. That costs a PM fee and VRBO subscription fee- too much to cash flow?

@Royce Talbo Thanks for the articles. The return on VRs seems much better than B&Hs. Do you see that to be the case?

Hello all,

Looking for feedback from Hawaii vacation rental owners.

I am looking to buy a VR on Kauai. The market seems easiest to enter in HI, and I personally like the island. Will plan on personal use of the rental as well. This will be our first investment property.

Questions:

I learned about HB 2078, requiring an on-island contact for off-island owners. I live on the mainland. I couldn’t find any recent info about this legislation- is it still in place? If I am using professional property management, wouldn’t this suffice?

Is there any way to estimate hazard insurance or does it vary a lot property to property? I am looking at oceanview/front condos.

And of course any tips/info on pitfalls unique to remote investing in HI is appreciated.

As an investor are you generally going to get a better deal from a wholesaler than an agent? The wholesaler is likley to get a lower price and be dealing with a more motivated seller than the agent, no?

Are agents "allowed" tell an investor about a property before it hits the MLS?
It seems like a good way to find deals- but does it violate professional code/etc for real estate agents?

There are a few agents I know from previous dealings and I'm not clear if it would be approriate to ask them to do this.

You an ask to verify income w/2 yrs tax returns as long as you are consistent with who will be required to provide this and you do not discriminate.
