I would have negotiated the commission with the listing agent. HUD deals take experienced agents.

My wife and I purchased a HUD home, and I didn't take a commission so out bid would yield more to HUD.

The offer with the highest yield wins period. Even if it is just over by $1.

Some advice: make sure your paperwork is FLAWLESS.

You might see if the MLS down there has a public site. Our MLS up here in Denver has one with almost real time data. (Actives only).

MLS is great for comps, etc as mentioned above.

I would activate your license and find a low cost brokerage that will allow you to do what you want. Don't forget, you can do deals with friends and family for an added bonus.

Looks like it sold for $596k in April, but that was before her post. It went back on at $699k and dropped to $625k in July. Curious as to why she is/was selling.

William - We refer our clients over to a company called iPlan for IRA investing in real estate. You might reach out to them.

Hopefully someone will be able to chime in about the legality of working with family.

I can't speak to the specifics of the MS in real estate at the University of Denver, BUT what I can tell you is that my 3 friends that went through it said it helped them TREMENDOUSLY with their careers.

The big thing about the DU program is the Alumni presence here in Denver and beyond. It is a STRONG group from what I understand.

I majored in finance and real estate. They taught basically what @Aaron Mazzrillo said above. The year after I left, they expanded the program to offer a more in depth curriculum.

I am considering going after the real estate/ construction management at the University of Denver. Three friends of mine went through the program and loved it.

I just bought a HUD house for my wife and I. The best price on carpet I found was at Sloan's Carpet. They sell blemished carpet from the factory. You can't even see the blemishes.

For a rental, I wouldn't put too much $$ in carpet.

For cleaning, I use Luba at [REMOVED]

I have an installer that is a bit cheaper than sloan's if you want his number.

You might talk to your local bank as well. Sometimes they can be a little more flexible if they are keeping the loan in house.

One another note, look at inflation. The government has changed they way it reports inflation so it doesn't look as bad. If you use the way the government calculated inflation in the 1980s, our current rate is around 10%!

That 10% return or less on stocks is getting your relative nowhere. Real estate can offer better returns and can act as a hedge against inflation. Hopefully that is some more ammo for you. Good luck!

About working with family: write EVERYTHING down and have an excellent understanding with the situation. Be up front and honest.
