I have revere pewter in my house. Great color! Agree on trying to step back more and pay for labor. I was extensively involved in my current project, & it took me away from finding my next deal & selling real estate in general.

Z, t & others are notorious for BAD info. Our MLS cut off the feeds to them since they were selling the data back to us. As I tell my friends, clients, etc "Friends don't let friends use Z or T" IIRC they only have about 60-70% of the listings on the market as well.

@Chris Shipman I would suggest speaking with a lender to see where you stand & what you can qualify for if you are looking to purchase. I can refer you one if you want. 

@Jon Holdman There are deals to be had here in Denver, but a lot harder to find obviously. I'll be posting up a story as soon as I close on my current project. 

An investor I know aims to make $20k on his flips no matter price, costs, etc. The 70% rule is out the window for him. He has been going non-stop this year.

Here are the choices from my local market for the same layout:

Local Chinese self assembly - Look ok, then fall a part $2500 kitchen, plus assembly

Big Box off the shelf - same as above $2500 kitchen, limited cabinets

Big Box Order - Aristocraft, Shenendoah(Lowes), American Woodmark(HD) (all made by same place iirc) $4k on up

Local Cabinet place $6500k+

It all depends on your price point. I went with Shenandoah from lowes on my last project & people LOVE the cabinets. It went under contract in 1 day. Looking back, I could have gotten by with the Chinese junk due to our market conditions.

Clean and simple(I like that). Just go through the site & clean up text. Also, your social buttons on the top menu bar go to a regular log in. They should link directly to YOUR twitter, fb, etc. 

Might consider testimonials & pics/vids of real projects.

I'm no tax guy, but am a Realtor here in Denver. I have a corp setup that all my commissions go into. The corp pays expenses & also pays me a salary along with quarterly distributions. 

My corp has its own credit card so I can establish credit for it and get points on purchases.

I contact the owners by knocking on their door, but be ready for anything. These people are  in a horrible position. 

Know your comps as more and more properties have moved into the black area & the owners don't know it yet. 

You can do a short sale (I recommend using a SS negotiator and an agent to handle it) or buy it for an agreed upon price. I wouldn't recommend seller financing for people in these types of situation. Wholesale the deal or take possession.

Few investors I know have been burning through a lot of contractors lately. There is too much work out there for these guys. It isn't too hard to sub out everything, you should have one main handyman that can do the little stuff.

I am two weeks away from finishing a rehab in an active condo development in Denver. My thought was to offer my new unit in exchange for a unit that needs work and they would pay difference in cash. This will allow someone to trade up into a unit & give me another project. 

Has anyone been down this road before? I would like to run an ad in their community paper to see if I get any bites. I am licensed as well, and have concerns about license issues.
