Trading a Remodeled Condo for another plus cash???

I am two weeks away from finishing a rehab in an active condo development in Denver. My thought was to offer my new unit in exchange for a unit that needs work and they would pay difference in cash. This will allow someone to trade up into a unit & give me another project. 

Has anyone been down this road before? I would like to run an ad in their community paper to see if I get any bites. I am licensed as well, and have concerns about license issues.
