My concern would be that the rules become too costly for the little guy and the big banks take over completely.

@Bill Gulley  What is your outlook for this profession for the short, mid & long term with all the new rules, etc? My brother is tired of inputting numbers in tax forms as a CPA and is looking for a change. I was thinking about recommending that he become an MLO.

You can also look at working for new home construction. There should be several hiring around town. Just get out there and look. Good luck!

When are you planning on developing the land? You might give Tracy Wilson at IPX Services a call. IIRC he is a CPA as well. He did a 1031 for a client of mine and teaches 1031 classes here in Denver. 

My family has owned a cabin on 40 acres in Boulder County, Colorado of 60+ years. We have always fished the neighbors pond and walked through their land on the way into the national forest. Our stream feeds the pond, and we own right up to where they meet. The neighbor's land was just sold to a new owner who has already told some cabin guests of ours to stop fishing the pond. 

With that being said, since we have had access all along, is there some legal ground we can stand on to keep it? Some kind of easement, etc?

I paid for 2 extensions due to loan issues. Wasn't a problem.

Those sites only have ~60% of the homes that are on the market. Their data is TERRIBLE. Home buying is an emotional process for most people. Agents will always be needed to be the go between for the two parties.
