@Michael Plante That's a good point. I think even if it's zoned residential, it's still possible to be commercial.

So I'm interested in two properties near me but was unsure of whether they would both be considered commercial. The reason I am so concerned about them being commercial is because I know that you have a lot more control over the value (using NOI) than you do with residential (determined by market comps). Here is a brief description of each:

A. Property 1: 6 unit building (4 residential units upstairs and two commercial storefronts on ground level, all contained within one building)

B. Property 2: 6 unit property (2 buildings on one lot in a mixed neighborhood; the first building has 4 units and the building behind it has 2 units)

If I was asked, I'd say that Property A is commercial and Property B isn't but that's just my opinion. What is everyone's thoughts?

@Jerryll Noorden Okay, last question. The only advantage I see with advertising (PPC) is that you can target the market you are looking to invest in. With SEO, aren't you just trying to rank higher on Google's list for your general area, not necessarily a specific area? Can you use SEO and focus it on a specific area, like a town or county in your home state?

@Jerryll Noorden Wow, that sounds like a very powerful tool. So when you say SEO, you're not talking about PPC or any kind of Google Ads, you're talking about making sure your site ranks as close to the top as possible? And if that's the case, how do you do that?

@Jerryll Noorden This may seem like a stupid question, but what exactly does "lead" mean? Does that mean that the motivated seller has reached out to you or does that just mean that they visited your site? Also, doesn't Investor Carrot just host the site and provide templates? How do you drive traffic to your IC site if you're not utilizing PPC or some sort of search engine optimization? Or am I wrong, does Investor Carrot market your site? 

I'm having a little trouble understanding the whole system so any guidance is very appreciated. Thanks!
