I’ve been considering going with Investor Carrot to create my website but does anyone have experience with their Core or Content Pro Package? I was thinking about going core but content seems to have so much more available. I’m also wondering if those blog posts can be used monthly as opposed to a one-time deal. Looking for any kind of feedback, thanks! And Happy Thanksgiving!

I personally wouldn't suggested it. To be a truly great wholesaler, you really need to be knowledgeable in multiple fields of REI. It's something that a lot of gurus push since it's low cost and motivational but I've found/seen that it's better to start off flipping if you have the capital. To each their own, but I'm about 7 flips in and it's only now that I'm starting to feel comfortable considering the wholesaling route. It's good to get into your consumer's mindset : )

@Ehsan Rishat Thank you very much, Ehsan! That’s kind of what I was thinking. Maybe trying each method out for 6 months or so, tracking progress and then trying out something else. And I’ve actually been trying to find a good wholesaler but I haven’t had much luck. I have the capital and systems in place and have already completed 6 flips but I can’t seem to find any good deals lately. I appreciate the feedback!

@Ibrahim Hughes Thanks, Ibrahim! I really appreciate the information. I’m assuming you’re getting a list from a website like list source for your direct mail/cold call leads, right? How exactly are you getting the phone numbers for those leads? And are you using a website to capture some of them or are you having them call you directly? Thanks again!

Being a full time Flipper from NJ, I’ve been getting very frustrated with the MLS lately. Even with having some of the best agents in my area, I haven’t even come close to landing a deal in over 2 months, and I’ve come down pretty far on my profit criteria. I feel it’s finally time to bite the bullet and start marketing but after doing tons of research, I feel the paralysis and I am still not 100% set on which direction to go. I was originally thinking direct mail but have heard it’s very saturated right now. I’ve also been looking into creating a website and going the SEO route but I know this takes time to optimize. I am interested in the services of Investor Carrot and would be interested in hearing any experience a local East Coast Investor has with them. Do I start a website and drive leads to it with direct mail, SEO, PPC, or something else? Maybe I should try everything for a trial period and see what works best... Just wanted to throw this out there to see what is working for others and if there is anyone that could push me in the right direction. I’m currently on my 7th flip and would like to increase volume over the next 6 months but the MLS just isn’t going to cut it.

@Dave Nash Hey thanks, Dave. I appreciate the kind words. If we were to have subbed out everything, as is my eventual plan, we would have probably paid an additional $5,500-$7,500 in rehab costs. If that were the case, I would have definitely tried to buy it at more of a discount but since my agent already had it under contract at that price, there wasn’t too much more we could do.

@Alex Kellman Thanks, Alex! A bit of both actually. We’re starting to try and sub a little more of the projects out with every new flip. This was the first time we ever hired out the painting and it worked out perfectly. Next time around we are going to hire someone to demo and tile. Ultimately, we’d just like to manage the project so we can take on more volume.
