@Michael Quarles That's a good point, Michael. That's actually the direction I was looking in. It's pretty funny, I was just looking into yellow letters on your website the other day. On my first round (first time doing it), how many would you recommend sending out? I was planning on something around 500. 

Also, how do you typically set that up? Do you include a google phone number on the letter or do you typically use your personal? I've heard that people like to use the Google phone number because it has the capability of transcribing the voicemail into an email message and sending it to you. I just want to make sure I set up the whole process as efficiently as possible before I send these guys out. Thanks!

Wow, thank you so much for all of the information, Lucas. I really appreciate that. I was planning on sending out around 500 yellow letters but I'll also have to look into marketing on craigslist and google ads. Are there any other forms of online marketing that you would recommend?

Hey Art, check out an app called Voice Dream. It can read PDFs aloud to you. I use it all of the time when audible versions of books aren't available.

So I don't think it's any secret that things are starting to get more competitive in our markets. It's been next to impossible to find a deal on the MLS lately and then when I do, I'm competing with 20, 30, sometimes 40 people. It's not even worth my time anymore. With that said, I've started looking into alternative options and I was thinking of getting a list from ListSource and sending out some letters.

Here's my question. I have an excellent agent and would like to keep him involved if I can, as he has proven very helpful over the years and I'm not looking to cut him off. Would it be awkward to inform him of my marketing intentions but to assure him that he will get the listing when the time comes to sell? I was also hoping to ask him for some comps on the properties in the very beginning when I get them under contract. Is this too much to ask or unfair? I would like to keep fostering this relationship as much as I can, but this market is starting to force my hand.

Final question, being a cash buyer, how does it work when an agent isn't involved in the very beginning? Do I still need an agent to produce all of the paperwork to sign or can I go directly through a title company for this?

Any guidance or advice on any of this is very much appreciated. Thank you!!!

@Dave Foster I really appreciate all of the insight, Dave. I didn't know that was the case with the new tax code. I wish he could break the business apart from the real estate/building but unfortunately, that's not an option.

So a friend mine was approached to sell his auto body business along with the property and building. He has owned it for about 32 years and the offer is very attractive so he has been considering it as he had previously considered retiring within the next 3 years anyway. I've been trying to help him figure out his next move but I don't think I've been very helpful as my knowledge of these kinds of transactions is slim. Any recommendations on shielding him from the inevitably large tax burden? Do they have anything like a 1031 like-kind exchange for this kind of stuff? I'm just trying to help him figure out the best possible game plan, whether that be rolling the money into another business, investment, retirement account, etc. We're going to consult some other professionals but figured it couldn't hurt to cast out the question to the creative minds of the BP community.

Any suggestions or insight? Thanks!!!
