Hi all, Does anyone in the Abilene, Texas area have any recommendations on a property management company? Any in particular to stay away from? I'd like to reach out to a couple and ask questions about fee structure, features unique to Texas rentals, and their ideas about the future economic outlook of Abilene. For that matter, I'd take any advice the forums have as well. Are there any no-go/"war-zone" areas to absolutely avoid? From what I can find online, the area seems like a pretty good, solid middle American town with enough population to support numerous rentals but no so many people that you end up with the over-populated, big-city problems. Is that a fair assessment? Thanks, Mathew

Kevin, I am glad to see that you are interested in RH and Pooler as well as I can see either of these areas as working well for me. 

Kim, I sent a PM, but might as well put it out into the "world" as well, do you have any recommendations for contractors in the Savannah area? What about PMs? So far, the only PM threads I can see are who to avoid :)

I think you'll find that BP is an amazing resource for your real estate education. There's lots to check out and many rabbit holes you can follow. Don't be afraid to ask for help...I'm actually looking for properties in the Richmond Hill area (and other suburbs). I'd love to connect via PM and hear about your rental experiences there (if any). 

A word of advice, as a former active duty Marine, one of the very few things in my life I would change if I could would be to start investing earlier, while still active duty. You'll find lots of information about house hacking here...use your GI bill benefits now!! You will thank yourself so much in ten years.

Hey Tommy, I don't think it's a bad place to start. I think a lot of owners who are looking to sell probably already have agents or will get referrals from their property manager. At the same time, if you don't start talking they'll never even have a chance to say no. You never know how a deal will come to you. I'd try to provide value for them in the conversation as well-a referral fee, a commission, or guarantee to use their management for that property (as long as those tactics are legal in your area). Hello @Tommy Mosley,

My best tip would be to spend some time on biggerpockets, learning about some of the different avenues people use to build wealth in real estate. Then, find one you like and go for it. There is wealth of information here but I think it is as important to quickly pull the trigger and invest. Avoid that analysis paralysis/decision by committee that plagues so many people (myself included)! 

I'm looking for properties in the Savannah suburbs right now. Are staying focused in Savannah proper?

I'd love if either of you put me on an alert for houses coming up that fit my rough criteria, both on the mls and off-market/wholesale deals. It'll give me a better chance to run actual numbers.

I think I'll subscribe to the local paper and start keeping my eyes on neighborhood trends in Pooler (and other suburbs).

Thank you so much for the great advice Shonda. I really appreciate the guidance. It definitely helps me out. Specifically, I am looking for properties under right around the 100k mark that have some rehab room to help build equity. I've primarily been looking for 3/2's because they seem to be the bulk of rentals in the area. Although, I'm sure that changes if you move into the historic district. 

I was trying to steer clear of Savannah proper to avoid some of the taxes and rehab implications around historic properties. But, I honestly hadn't thought about vacation rentals in those same areas. I appreciate your advice and will take a look at those options as well.

Hi all,

My wife and I will be in the Savannah area in late June on vacation. It also is one of the areas that I am interested in possibly investing in. My initial searches have led me to the suburbs of Pooler and Richmond Hill. They seem to have positive neighborhood reviews online, good price to rent ratios, and are an easy commute into Savannah. 

My question is, can any locals give me insight into these two areas, or others worth taking a closer look into? I won't have more than a few hours on this first initial trip down there so I would like to focus my pre-trip research into one or two areas. 

Anyone investing on the outskirts of Savannah?
