Steve Carvel - J.D., LL.M.

Steven F. Carvel, J.D., LL.M. is a Manhattan Beach based tax and wealth planning attorney that consults with over six-hundred of the wealthiest individuals and families in southern California. In that role, he is asked to participate in nearly daily calls and meetings with high level wealth strategists, and reviews transactions proposed to the wealthiest people in America. Andrew N. Westling - Assistant Vice President – Capital Markets - Walker & Dunlop

Andrew Westling, assistant vice president, is responsible for new loan originations and closings for multifamily and commercial properties nationwide. Mr. Westling is based out of Walker & Dunlop’s Los Angeles, California office.
Prior to joining Walker & Dunlop in 2016, Mr. Westling served as a director for the George Elkins Mortgage Banking Company (GEMB). Throughout his career, Mr. Westling has underwritten and closed over $500 million in debt and equity financing for multifamily, industrial, retail, office, hotel, manufactured housing, and self-storage properties across the country. Preceding GEMB, Mr. Westling served as a vice president for the Private Bank at Union Bank for five years. Within the Private Bank, Mr. Westling’s responsibilities included originating and structuring custom credit solutions for his clients including commercial real estate financing, asset based lending, and cash flow secured credit facilities.

Paul Schon - Schon Tepler Group

Paul Schon has spent his professional career working in real estate. In 2006, Mr. Schon began his career career working for Prudential Dunn in La Jolla, CA followed by his position as a multi­family broker for Marcus & Millichap in the West Los Angeles office. After a successful career in brokering Mr. Schon decided to expand into real estate investing. In 2009 he teamed up with Mr. Tepler to form Schon Tepler Group. STG is a boutique multifamily developer in Los Angeles. Mr. Schon was previously a Director of an FDIC Insured Commerce Bank of Temecula Valley which recently merged with Nano Banc. Peter R. Fischer is a partner with Sklar, Kirsh, LLP, and a member of the Firm's corporate and real estate pracce groups. He is an experienced commercial real estate transaconal aorney, whose clients include developers, operators, syndicators, private equity providers, investors and lenders.

Ed Babtkis

Ed Babtkis, president of Ross Diversified Insurance Services, graduated with a degree in finance from USC in 1980. Prior to beginning his career as an insurance professional, Ed was a finance manager for a national Thrift and Loan. In 1984 Ed took a position at an insurance agency and in 1986 Ed bought the agency from the principals, hence Ross Diversified was born, (Ross is Ed’s middle name).
In the past thirty plus years, while the agency became national and focused on real estate insurance related products, Ed and his wife raised three beautiful daughters who constantly reminded Ed to “leave the toilet seat down”! Today Ed is a proud grandfather of two and is routinely on planes visiting family in Denver and Michigan.
To keep perspective, Ed enjoys worldwide travel, a round of golf and competitively races in Dragon Boat competitions. Visiting historical sites, understanding different cultures over a beverage while listening to many perspectives on various subjects expands peripheral that Ed finds stimulating and invaluable. In regard to some of the historical sites, many times Ed finds himself saying, “Ancient, but not primitive”.

The passion of real estate investing and insurance keeps Ed focused as he himself has bought and sold income property, actively invests in performing and non performing trust deeds, occasional flips and participates in loan originations. Ellis San Jose

Ellis was a frustrated stockbroker and financial consultant in the 1990’s when he realized that traditional institutional investments did not deliver consistent results & did not protect his investment clients in all economic cycles. Additionally, realizing that the combination of misinformation perpetuated by Wall St. & the lack of financial education in our schools was causing a generational crisis of epic proportion. This led him to quit his job in 2001 & become a full time investor. Along the way he has become close friends with many amazing investors who have shared with him closely guarded secrets to build & keep wealth.
Ellis shares unique perspective of over 20 years of experience as an investor in real estate, notes, private placements and traditional stocks & bonds.

Brett was born and raised in Los Angeles and had his first job in real estate in 1981 and has a BA in Finance and got into the mortgage business in 1989. Brett is the Branch Manager of Caliber Home Loans in Manhattan Beach, CA. Caliber is a national mortgage company located in all 50 states specializing in all types of loans for 1-4 unit properties.

With Brett’s 28 years of experience in lending he has built a practice around doing complex loans that other lenders wont touch and he specializes in apartment loans as well.

To celebrate Summer and to help facilitate networking among our FIBI chapters, the For Investors By Investors (FIBI) Network is hosting the 2018 FIBI All-Chapter Summer Networking Event on June 6 starting at 6:00 PM. The Summer Networking Event will be an informal event with hors d’oeuvres and a cash bar and is being hosted at the Bluewater Grill in Redondo Beach. In case you weren’t able to join us at our previous semi-annual Networking Events, it’s worth noting that we anticipate that we will have over 300 RSVPs for this event thanks to our growing FIBI Network in SoCal. We sincerely appreciate everyone’s support of and interest in the FIBI and we look forward to seeing you at the event.

This event will be held in the usual FIBI philosophy of providing informal meeting environments without any sales pitch whatsoever with the goal of helping investors to network with and learn from others. Nate Hobba - Founder, South Bay Developers, LLC

Nate Hobba is the founder and Managing Principal at South Bay Developers, LLC, where he is responsible for acquisition, due­ diligence, financial evaluation and management oversight for all development projects. Nate has been a real estate developer and investor for twelve years. He has syndicated real estate development opportunities to investors for 5 years, with a track record of high returns and no losses. He owns and manages rental properties in Los Angeles and has rental properties out of state. He is an accredited investor with interests in over 20 real estate ventures including retail centers, apartment buildings, hotels, single family rental homes, storage units and mobile home parks. Earlier in his carrier he worked as a software consultant to Fortune 500 companies with Arthur Anderson, PricewaterhouseCoopers and IBM. Nate graduated from USC Marshal School of Business with honors and summa cum laude. Nate and his wife and son reside in Redondo Beach, CA.
