To celebrate the Holidays and to help facilitate networking among our FIBI chapters, the For Investors By Investors (FIBI) Network is hosting the 2018 FIBI All-Chapter Holiday Party Networking Event on December 6th, starting at 6:00 PM. The Holiday Party Networking Event will be an informal event with hors d’oeuvres and a cash bar and is being hosted at The Grand Event Center in Long Beach. In case you weren’t able to join us at our previous semi-annual Networking Events, it’s worth noting that we anticipate that we will have over 300 RSVPs for this event thanks to our growing FIBI Network in SoCal. We sincerely appreciate everyone’s support of and interest in the FIBI and we look forward to seeing you at the event.

This event will be held in the usual FIBI philosophy of providing informal meeting environments without any sales pitch whatsoever with the goal of helping investors to network with and learn from others. Unlike other FIBI meetings and due to the large attendees that we expect, this meeting will not include a speaker or panel discussion but will simply be an informal networking event to help celebrate the holidays. John Keisler - Economic Development Director, City of Long Beach

John Keisler is the Economic Development Director for the City of Long Beach. The mission of department is to increase economic opportunities for workers, investors, and entrepreneurs in Long Beach through workforce, business, and property development programs.

After completing bachelor degrees in Philosophy and Religion at St. Olaf College, he joined Teach For America, teaching middle school literacy and civics in Newark, NJ. To address the chronic community challenges facing his students, he turned to a career in city management, working with the League of California Cities and completing his MPA at the USC Price School of Public Policy.

In 2005, John was hired as a Management Assistant by the City of Long Beach, and rotated through four departments. Over the next decade, he led multiple change-management projects throughout the City, serving as the Animal Care Services Bureau Manager, Business Operations Manager for the Parks, Recreation & Marine Department, CFO for the Police Department, and the City’s first Innovation Team Director.

John lives in Long Beach with his beautiful wife Laura and his two sons Christopher (8) and Benjamin (11), where he serves on a number of civic boards and coaches youth sports.

Ms. Carolyn Petty - Kosmont Companies Chief Operating Officer and Senior Vice President

Carolyn has over 25 years of financial and operational executive experience. She worked for The Coca-Cola Company as a Division Controller and as a Sales Center Branch Manager with P&L responsibility for a $100M+ operation. She was also an Executive Director for CBS Paramount Television Distribution. She has a strong technical background, having worked as a Controller for a CyberSecurity firm who has holds contracts with the State of California, Los Angeles Air Force Base and the Federal Government.

She also served as Council member and Mayor for the City of Hermosa Beach. She led the city through multiple significant policy decisions that involved sophisticated economic analysis, long term financial planning and community engagement. These projects included a controversial oil drilling project, hotel development, an update to the general plan, implementation of a new sewer fee and a year long effort geared towards outsourcing fire services delivery to the County of Los Angeles. She understands first-hand the challenges associated with policy making when community input is needed on complex projects.

Ms. Petty holds a B.S.B.A. in Accounting and Finance from the University of Arizona as well as an M.B.A. from University of Southern California. She is a registered Municipal Advisor with the U.S. Securities and Exchange Commission and achieved a Series 50 professional qualification.

Jasmine has over 15 years of leadership, banking, sales, mortgage and real estate investing experience. She founded the company that pioneered The Note Assistance Program in late 2014. Just prior to that, she founded two real estate investment clubs in Southern California and worked with Morgan Stanley Dean Witter.

Jasmine has been involved in investors of all backgrounds and financial means. Natasha McKinnon

Natosha spent six years in the United States Air Force as both an Enlisted Computer Programmer and as a Contracting Officer. During her time serving our Nation she was able to complete a bachelor’s Degree in Business Administration and a Master’s Degree in Human Resource Management. After being Honorably Discharged from the military she took a job with a large consulting firm as a Contracts Manager where she was responsible for billion-dollar government projects. A large portion of her responsibilities were contract regulation, negotiations, proposal writing and budgeting. In addition, she was the Vice President of Sonoran Technology where she ran the accounting, HR and Contracting departments. She also acted as a program manager for 80% of the company’s projects and assisted with business development.

Natosha fell in love with Real Estate after purchasing her first home at age 23. She rented out the two other rooms and realized her mortgage could be paid for, in addition to some cash flow. From there she purchased another home, opened a Lease Option company, a wholesaling company and, most recently, a non-performing Note company. Currently she is serving as an advisor and trainer to the Note Assistance Program (NAP) where she trains Clients and helps to find, secure, manage and create exit strategies for assets while managing her own portfolio of non-performing notes. She specializes in joint ventures where the exit strategies range from re-performing cash flow to retail profit splits.

Natosha spends her free time volunteering for Big Brothers Big Sisters, a local women’s shelter, a local homeless shelter and a local retirement community.

Steven F. Spierer graduated from Southwestern University School of Law in Los Angeles, California in 1977. He graduated from California State University at Dominquez Hills, with a B.A. in Political Science in 1975. Steve is one of two founding partners of the law firm of Spierer, Woodward, Corbalis & Goldberg, which began operating in 1978, now located in Redondo Beach, California and Englewood, Colorado.

Steve is one of the partners in charge of the litigation practice for the law firm which employs twelve attorneys, five paralegals, and various support personnel and which focuses on litigation and transactions in Real Estate, Business, and Estate Planning. Steve provides representation to a wide spectrum of real estate brokers and agents, as well as medium to high net worth individuals and small to medium sized businesses.

Steve is a general partner/managing member of several real estate partnerships, ventures, and limited liability companies and currently has ownership interests in and participates in the management leadership of apartment complexes, shopping centers, office, and commercial buildings in California, Arizona, Washington, and Colorado. Robin Reed - CEO of Concept 360 Property Management

Robin Reed is a licensed California real estate broker and CEO of
Concept 360 Property Management. With a background in
commercial real estate finance, investment and development, she is
experienced in all real estate asset classes. Having secured over
$200 million in both debt and equity for her clients.

She opened Concept 360 Property Management to share her true
passion and combined experience as a Broker and Investor with her
clients. By helping them reposition their assets, they maximize their
value by decreasing expenses and increasing income.
A passionate real estate investor herself, she enjoys helping her
clients build wealth through real estate investing.

Robin is actively involved in several real estate trade organizations,
including NARPM (National Association of Residential Property
Managers) and is always aware of the pulse of the current real estate
market. An Orange County native, she holds a B.A. degree in English
and Comparative Literature from Chapman University.

Mel Babtkis - Ross Diversified Insurance Services co-founder

Mel grew up in Los Angeles. He graduated from Santa Monica City College with a degree in Business Real Estate 1977.
Mel graduated from U.C.L.A in 1981 with a degree in Psychology.
After graduating, he spent 5 years working in the automobile industry at Downey Toyota as a finance manager, and Nissan of Downey as the General Sales Manager prior to joining forces with his bother Ed .
Mel is a “retired black belt martial artist” and currently enjoys spending time at the beach, paddle boarding and playing golf in his free time.
RDIS. RDIS, established in 1986, is a nationally licensed insurance agency that began by marketing single premium credit life and disability insurance to both CA automobile dealers and CA mortgage brokers. In 1990 RDIS began changing its focus to the property and casualty market. RDIS no longer works with auto dealers but maintains a strong presence with the mortgage industry providing competitive real estate portfolio insurance solutions. These solutions include lender placed and REO insurance to note investors and Land Contract holders. In addition, Ross has a national program for Rehabbers/Flippers and single family rentals owners.

Ed Babtkis - Ross Diversified Insurance Services

Ed Babtkis, president of Ross Diversified Insurance Services, graduated with a degree in finance from USC in 1980. Prior to beginning his career as an insurance professional, Ed was a finance manager for a national Thrift and Loan. In 1984 Ed took a position at an insurance agency and in 1986 Ed bought the agency from the principals, hence Ross Diversified was born, (Ross is Ed’s middle name).

In the past thirty plus years, while the agency became national and focused on real estate insurance related products, Ed and his wife raised three beautiful daughters who constantly reminded Ed to “leave the toilet seat down”! Today Ed is a proud grandfather of two and is routinely on planes visiting family in Denver and Michigan.

The passion of real estate investing and insurance keeps Ed focused as he himself has bought and sold income property, actively invests in performing and non performing trust deeds, occasional flips and participates in loan originations. This investment background uniquely qualifies Ed in his capacity to educate investors on the intricacies of insurance while being sensitive to cash flow and rate of return.
