Hey guys !!!  Still pretty new here. I purchased a  2 family home in the Black Rock area in Bridgeport ct. I actually have 2 driveways on the property . Both are currently gravel . The one in the front and one entering the rear of the house on another street. The tenants use the back driveway. The quote im getting ange from 2500 to 3500 for each one .I wanna do the front driveway because thats the one I use. I wanna know how much value will each add to my house? And also is it worth doing both?

Can anyone from the area give me a lil help here ?? Thank you in advance

Hello 

I closed on my property in Black Rock yesterday. As far as water and sewer bills go, does anyone know who I need to contact about getting these in my name ? I'm hearing different things so I wanna make sure I'm going about it the right way. about it.

also , for a 2 unit 2/1 , whats a good ballpark number ill be paying for this ?

Hey Filipe , 

After getting all sorts of numbers, I'll end up only going up about 2-3% when its time to renew. I see i have a decent tenant already in place and I dont want to scare them off by hiking it up like that.

Hey everyone!!

I did it !! Pulled the trigger on my first deal!! Its very exciting and stressful at the same time . I can't wait to close lol

I'm buying a Duplex in the Black Rock Area of Bridgeport. House is in decent shape but can use some minor updating to add value/ Forced appreciation. 

What should be my main focus when doing this? I dont wanna overspend if it won't add too much down the road. I figured :

Updating / restraining floors, appliances , fresh paint , installling recessed lighting, and possibly washer dryer hookup in each apartment. 

How much value do you beleive I can add?

Please let me know your thought and opinions.  If im missing anything please share.

@Jack Bailin  ,@Mike Wiesner,  @James Lapp, and @Craig Bellot Thank you everyone for your input. Its all greatly appreciated as I narrow this whole thing.  Ill definitely look into the city of Bridgeport and also consult a real estate lawyer.  I definitely don't wanna get into any legal issues.

Hey everyone!!

I did it !! Pulled the trigger on my first deal!! Its very exciting and stressful at the same time lol

So heres my situation that I need help on. 

I'm buying a Duplex in the Black Rock Area . Ill be living in one unit . The other unit is priced a bit below market. Its a 2 bedroom renting at $1250. Easily this can go for much more as ive seen some rented on rentometer.com  average $1450. Looking at the pro reports , some in the area have rented as high as $1600 a block away.

is there a limit Percentage or amount you can raise the rents when the leases are up by law ? Wanna know what im allowed to do . Not looking to get into any legal trouble.

How would you bring the rents up to full market?

Also any advice is very much appreciated to help out a Newbie!

Hey everyone ! Newbie here!

I was looking at a property in Bridgeport  ct that doesn't have a driveway. However infront  of the home there is enough room where I can possibly make 1 spot for a car granted I go threw the proper channels.

Does anyone know how I would go about having this done ? Who do I need to contact to see if this is permissible?
