Hey everyone. So im looking into buying a multifamily and quite a few of them have tenants in place already. I wanna house hack so some/ all the tenants may have to go. Im using an fha and i have to live on the property 

As a first time investor , do you suggest looking at vacant homes only?why or why not ?

Also,  if you would like to keep some tenants but have one move out of a unit for you to occupy , how do you go about having a particular tenant move out ?

Because there are covid rules in place at this time, can you have a stipulation in place where the home is vacant prior to  purchase ? 

All your input is greatly appreciated.  If there are any meetups in the CT area please let me know as well. Id love to connect with people.

I was assuming heat would be 300 a month.

the 4/5 bedroom goes for 2250- 2475 

and the 2 bedroom for around 1250 as per rentometer.com.  The others numbers i just took from BP..  . Can you run the numbers based on what I put here and see what you come up with if possible?

@peter anderson . Living there I would cover the cost of it. Im doing the math as though both are rented . So are you saying I should figure 5% for that cost as oppose to the 300?

Natural gas. It doesn't say anything about oil

Thank you guys for your input. I really appreciate it . As of now im only going as high as 5% down. The best I can do at this moment. 

so here's what I got at the moment .

its a 2 family. Fully rehabbed 

2 bedroom and a 4( possible 5) bedroom 

Basement is unfinished ( down to the dirt).  No driveway

$359k 

taxes $4940

maintenance 4%

cap ex 10%

sewer/ water: $150

garbage :$50 

heat :$300

keep in mind I dont live in Bridgeport so im doing the best I can with the nunbers. Im also including property management for the future.  If its not worth it please let me know
