Hey everyone . I have a question

so im looking to do a BRRRR in philadelphia pa. I got a house under contract and I'm looking for a hard money lender. I want to use my heloc for the down payment , closing costs and the rehab. And I have a 700+ credit score. I'm a newbie with very little experience in rehabs. I have a Duplex I'm house hacking and I've done a ton of work on it. I've also joined mentorshipsto get me alot more knowledge. So I'm ready to go in my opinion


So the home purchase price was 58k. The rehab is about 110k( +10%) totoal.  Arv is anout 250k. I'm converting a single family to a 2 unit since its zoned for multi family use.

Im having a bit of trouble to find a lender because of my experience. Can anyone point me in the direction of a HML who may be able to help ? Any response to this is helpful.

Hey everyone . So I have a tenant where her ac is leaking and rusting down the vinyl siding . I went out there and cleaned it because I am house hacking at this location. The ac isn't sitting on a window bracket by the way. Will installing a AC bracket help with this issue? Also are Landlord's responsible for providing the bracket ? I looked and haven't seen anything that says we're responsible for it .

Hey everyone.   

I'm looking to get more value out of my rental by converting the 3 car garage into a 2 bedroom apt . So i have some questions.

My garage is almost 900 sq ft with an  electrical meter already attached to it and some plumbing running to it  due to a sink and toilet setup. The garage is detached and sits behind my house facing a different street than the front.  I wad told by the town that they will allow me to convert 800 of the 900 sq ft for a dwelling .

1 Is there anyway possible to get permission to use more sq footage ?

2. Do I need a architect for the technical drawings ? If so , any recommendations?

3. What can I expect to pay for such a conversion ? It's going to be an " up to date " rental . 

4. What kind of permits have to be pulled if any ?

5 Are there any common mistakes to watch out for ?

6. During the process, any ways I can save on the costs of my project?

all help is greatly appreciated in advance !

Hello everyone . 

so im crunching numbers before my first fix and flip in bridgeport ct . Every GC I've called has given me a range in price per square foot . So its a bit hard for me to Guage an average If any of you have rehabbed a fix n flip in bridgeport , what has been a rough estimated for you per square foot ?

So this will be the first time I'm doing my taxes and owning a Duplex in ct. I'm looking for a CPA that can help me come up with the next tax statagies while I look to expand my  rental portfolio . Would anyone happen to have one that they work with and recommend?

I agree with everyone else here. 

I bought my first investment property by house hacking in Black Rock.  Black rock and North End seem to be the best areas here. Hope you're still on the hunt. Good luck

Thank you everyone for your input 

Not too many have paved driveways .or at least freshly.  Both driveways are about 14ftx54 ft . I got an estimate just around 5k so I think it makes sense.

the liability aspect is very real. It will give me a piece of mind and it will be easier to shovel in the winter.

Hey Eveeryone !! I'm in Bridgeport Ct. I have a 2 family home with a driveway in the front of my house, and another driveway on the opposite street ( back of the house) my tenants use when they come and go  . Both driveways have gravel and never has asphalt down

My question is Is it worth puting asphalt on both driveways? How much value can that add to my property ?

also can I write the entire project off on my taxes ?


Both driveways are about 11ft wide and 48 feet long . I was considering just the front driveway for the appeal it has at first sight .

feel free to chime in. I'm fairly new to investing. This is my first property .
