Are these properties here in the area? Best thing would be finding someone here on bp that can give u a general idea. But you could do a lot of research online. Comparing prices. I would walk threw it before i bought it.

Hello everyone I got a quick question can anyone recommend a commercial lender that anyone has worked with got an opportunity w a 9 unit commercial building. And i need to shop around for a loan. Any recommendations ? Joliet Plainfield aurora new Lenox Chicago Key words lol

Find out the existing loan details u money is cheap right now if her existing loan is not favorable you might be better off getting getting ur own loan. If she has high interest. Also try to get a time where u dont pay her. Couple monthes atleast. If u dont need it. U could save up the money so u have a little emergency fund. Example u take over her 35 k. Then no payments to her for a 6 months. Just an idea good luck

Hey Tavis Stice welcome to BP you will find the answers to mostly all your questions here. And the ones u cant find u can ask. Great A-B locations to invest. If i can put my 2 cents in. Yorkville is a great town to invest. Haven't invested there my self. But i work in the plano il. Next town over and drive threw Yorkville about 6 times a day. And there are lots of jobs there because the menards distribution center is there. Im sure every town has lots of jobs. But for some reason a lot of people don't know the distribution center is there. But all the towns u mentioned are excellent. Higher end but excellent. Good luck on your investing.

Is there anyone near me melrose park il or i guess Chicagoland that has invested in notes in my area i would like to grab lunch or coffee just meet someone to pick their brain. Id like to invest in this arena. Thanks everyone

Im not sure in the " A-B" zones but i havent found any good deals recently mainly aurora joliet and for some time looking in the Melrose park bensenville area. Granted im only looking in the MLS. Everything i have seen is over priced. Maybe im just used to low prices lol. But id definitely not take a chance on something i cant make it threw another bad time in the market. No bad deals just bad prices.

I think aurora is a really good market. I dont think uou can find anything better so close to you. Because you live there already. But right now good deals have dried up. Atleast that i have seen. But id stick to aurora. Just keep in mind everything is over priced right now.

Jose Perez it depends on the neighborhood. But around 700-850 depends if you get the garage. Since its hard to share a single garage the unit that gets the garage pays a little more. But comparing top to bottom unit. Ground floor usualy goes 50-100 more. And also who gets the garage another thing i like to do is build separat storage rooms in the basement because people usualy have alot of stuff i dont charge more. But that way each person can store their things in their own section. Because if you dont do that. People store stuff anyway and it would just be one more problem. That way they are using it at their own risk. And make things more convenient
