Yeah that is correct. Its just hard to find multi fam apartments for sale at reasonable rates or for sale at all. In those areas.

I have 3 rentals and i have not had a problem renting. On the other hand I actually have to remove my number because i get too many calls way after its been rented.  People don’t really complain too much about the schools.  But im pretty much around the mcdonalds on new york and union cant complain. C-d neighborhood. If ur spanish is good. You will have no problem. Lol

Yeah 25% I think is standard everywhere but if u have equity  you could get creative an use that towards 25%

I have also herd that. And done research but can’t find anything. A while back they put the device that counts cars go down the street and I noticed some weird spray paint lines on my side walk and the intersection. I’m assuming the are installing a light signal. But In asking around the only couple people told me the had herd rt 30 was going to be in construction.

in my experience prices have been going up.  Not sure in university park but here in Joliet the have.   I’d say if u plan to unload. This would be the ideal time.  Prices are I think a little higher than the last cycle. ( atleast what people are asking for). I’d say good time before we peek out árbol this cycle. I’d say put it on the market either with a realtor. Or on here on the market place.  Talk to local investors. I’m sure you could get a decen price right now. And invest closer to home on end the prices drop.  Then again if u  sell taxes on the sale. Might be better off seller finance or lease to own get ur monely little at a time each year.

Yeah I was actualy able to secure a commercial loan. found a local bank.  5 year balloon  amortization 20 year.  Hair under 5%. 3 points at closing. And mostly based on the asset. Not much interest in me.  Credit was ran like at the end. No aplication fee. 1400$ appraisal ( take for ever mine 3 months just the appraisal ).

hey welcome to BP I’m not knowledgeable on va loans. All I remember hearing is u can only get one at a time.  I agree with you heloc sounds really good right now with the prices up so high.  I live in Melrose Park but am relocating back to joliet as soon as I finish this rehab.
