Thanks John! I was going to attend the REIA but turns out that the wholesaler was going to be there too! Didn't want it to be awkward. I just have to suck it up and realize that this is my money and my business. I lived in Denver for 7 yrs, the thing I miss the most is the sun setting on the mountains! Thanks for the great advice!

I really appreciate your quick response and all the valuable information!
In answer to your questions, His response to why he wholesales is he likes to help people be successful so they will keep coming back to him to buy houses from him. I also was wondering the same thing, I would figure if he was able to make quite a bit of money he would be keeping those for him and selling the rest.

I'm going to call around tomorrow and speak with a few more wholesale places I found on google in my area and see what they have to offer too. Thanks again!

I'm a newbie so please be nice! :D After reading this site and being a member for a week I have a couple questions. This is my first REI deal, I have been checking the local websites for a couple wholesalers in town. Finally found a property, called the contact for that particular place. He said that him and another guy owned it and they thought they were going to keep it. We met after work to see what all I was looking for, I told him pretty much rehab the place, sell it and carry the note. I understand that I am getting a great discount by going through a wholesaler.He told me he would double check with his buddy. Turns out his buddy doesn't want to sell it but he had a couple more places in mind. One was an efficiency on a lot and the other was a house on a lot zoned commercial that might work for someone wanting to run their business from home. I said no on the first, not that much of a return and I feel the second one was too much of a niche market.
My questions:
1. Is it unusual to pay a $5,000.00 fee for him finding me a house to buy (he says he'll walk me through everything, suggest how to rehab, suggest how to sell, etc). I would assume he would be making money off of what he offered the owners and what I'm paying.
2. Is it unethical or immoral to have more than one wholesale company looking for an investment SFH for me?

In advance, I totally love this site, learned more here in a week than I have reading books, other websites, people, etc.

I had the same issue but my credit scores were lower. I googled credit score improvement. I ended up speaking with several companies that specialize in helping you fix your credit, dispute errors, and give you advice on what you should do. There's a 800 number that you call anytime you have any questions on what you should do (the call center is in America). Since I've been using them in Nov I've increased my credit score by over 200 pts, monitored my three credit reports closely, getting credit inquires taken off my reports, and paid off items I owe. I also got a secured credit card from a Major Bank, I was told that a lot of times if you do that then credit agencies don't really notice that it's secured... Good luck, it's a lot of work but well worth it!
