I don't have any personal recommendations, but I can point to a starting point. Have you had any good luck using one of the tools in BP to find contractors (plumbers)?

At the top of the BP website, there are tabs. For example, search for "Contractors" under "Recommended Vendors."

Then, the website will ask you the questions to find a match that has been pre-screened by HomeAdvisor and BiggerPockets:

I understand the concern, and it isn't easy to time the market. However, I am unsure if anyone can accurately predict the price change.  I had the same ideas as you, and I learned how to find a deal that makes money despite the economy that is out of our control.  I believe the Buy and Flip strategy works well for upward market trends, but not so much in the current market as @Nathan Gesner mentioned.  

So, the question is, what are other options?  If I assume you can do other options than Buy and Flip, would you consider other options such as Short-term, mid-term, and long-term rental?  Maybe you have ideas for short-term and long-term, but mid-term rental is also catching my attention.  The mid-term rental combines short-term rental (i.e., Airbnb) and long-term rental.  The mid-term rental would target traveling nurses, doctors, and people on business trips.   podcast might help you understand how mid-term rental works.

Another way to find out, if I were you to search for answers in books.  I know the eyes are quickly rolling back, but hang on a minute! Haha, There are some excellent books, such as Recession-Proof Real Estate Investing by J. Scott.  Another book I recommend is The book on Tax Strategies for the Savvy Real Estate Investors by Amanda Han and Matt MacFarland. But trust me, I am not paid to recommend books by BP (yet), haha.

@Evan Alexakos, I am impressed that you have saved $20k while in college.  I think I was $20k in student loan debt when I was your age.  I agree with @V.G Jason.  You are ahead of your peers, and the fact that you are here to ask questions, you still have a chance to be successful in real estate.  I used to frustrate myself for slow progress at the beginning because I wanted to have the feeling of making progress.  I didn't feel like saving $ was quick enough for me to feel the progress.

I want to know the goal of "buying a property next year."  What are you hoping to achieve with real estate income?  Maybe passive income with financial freedom.  Are you perhaps building wealth and taking care of your family?  Also, how soon are you hoping to achieve these goals?  In 3 years or ten years?  It will give you different paths and options depending on what you want and how soon you want.

You might not like this suggestion, but if I were you, I would recommend reading books.  I think the perfect book that I can recommend for you to read is  by Scott Trench.  In the book, he talks about building a plan for your life, and the first step he recommends is to save money.  How much money, did you say?  $25,000. :) ($5000 more to save!)  I think this book will guide you in real estate investing and help you explore different opportunities and options you may not have heard of.

Another suggestion is to search for a meetup in your area.  Just meeting with other people with the same mindset will help you excel so much faster, and you might be able to build a stronger relationship in person.  If you don't see any in your area, maybe consider creating one.  I started my bi-weekly networking event this summer, and usually, no one shows up. But, occasionally, one or two people show up and are so grateful for setting up a meeting.  You will have instant credibility for setting up a meetup because others out there are in the same situation as you.  They don't see a meetup in their area and get discouraged.  I was afraid of setting up a meetup, but it was just all in my head doing negative self-talk, and I am happy that the people who showed up are supportive!

Based on the post, you are looking for 1) how to fund this deal and 2) how to run numbers and determine if this is a good deal. (maybe you need help with estimating the cost of rehab as well...?)

I am not sure about how to help you with 1), but for 2) if you would need help running the numbers.  But I think I can help you with it.  I created a to calculate mortgage, down payment, fixed expenses, variable expenses, rental income, mortgage rate, and tax and consider future/potential maintenance, expenditure, and vacancy.  I use this spreadsheet to calculate the potential monthly cash flow.

I don't have any personal recommendations in Pennsylvania/New Jersey area as I was searching cash flow properties in Ulster County in NY.

1) if you are looking to connect with real estate agents, and 2) turnkey property providers then I would suggest the followings:

1) If I were you, I would also search members in BP in parallel while waiting for replies in your thread. You might already know this, but there are tabs at the top of the BP website. For example, search for "NETWORK" -> "Real Estate Agents."

Then, the website will ask you the followings:

City or zip code

What type of property are you looking for in the area?

When are you looking to purchase in the area?

What is your price range?

Have you started the loan process?

How many investment properties do you have?

What is your contact info?

2) I've heard RentToRetirement.com is pretty good, but I have not used the service.

To answer your question, I would love to know if you can help me understand what you are good at. For example, are you good with numbers, hands-on, history, fishing, networking, working with people, excellent credit, vacation planning, etc.?  I think knowing your skillset might be a good starting point.  Based on your profile, maybe you are in the wholesaling area, but I can only assume what you are good at and how we can collaborate. :)

Welcome to BiggerPocket Forum!!  That is super exciting to hear about your goal to buy four properties in Ohio!  I am also looking to buy ten properties in the next three years in Columbus, OH, so I need to put in a minimum of ten weekly offers to buy one house every 3-4 months for the next three years.  I hope you will achieve the goal and good luck! :)
