Anyways, going back to your question.  I don't have any personal recommendations, but I can point to a good starting point. Have you had any good luck using one of the tools in BP to find real estate agents who are investor friendly?

At the top of the BP website, there are tabs. Search for "NETWORK" -> "Real Estate Agents."

Then, the website will ask you the followings:

City or zip code

What type of property are you looking for in the area?

When are you looking to purchase in the area?

What is your price range?

Have you started the loan process?

How many investment properties do you have?

What is your contact info?

Good luck finding the agent!

Hi,

I believe there are two ways you can do, and the followings are what I would do if I were you:

1) Pay for the information or 2) get the information for free

Based on the post, it seems like you are looking for not just one or two properties that fall under your criteria, but you want to know as many as possible that fall in the requirements with minimal effort.  If this is the case, option 1) might be your answer.  As far as I know, I don't know if there is a free version of this information available in the quantity you are looking for.  I would search for some paid websites, such as PropStream.com or Invelo.com.  I use propstream.com for my research, and I need it to start analyzing any deals (it is a bit pricy, but hopefully, you can write this service fee off in your tax return).  Invelo.com recently partnered with BP, and Pro members are free to use their service.  Between the two, I think a pro membership in BP is cheaper than propstream.  You can also search for foreclosure properties using auction.com, but be cautious before bidding on the website.  This might now work for you as you are looking for pre-foreclosures.

Now, the other option is 2).  This is information available to the public, I believe. Again, please don't quote me on this, but I heard/read that you can go to the county office and look up the information you are looking for.  Of course, this will be a little more tedious and slower than option 1), but it is free.

Thank you, Sadeik, for attending today's meeting all the way from Queens!  I am most grateful for you to drive 50 mins to meet with me in Washington Heights.

In today's meeting, we discussed the followings:

Where is an excellent location to invest, and how to do the research? What is your next smallest step toward finding the hot spot? In the meeting, we did some brainstorming together, and things that could be variables that you were concerned about were population growth, job growth, job variety, school, crime rate, force appreciation of the property, price, how far it is from you, property management, and type of property. Is it reasonable to look for a cash flow property rather than using the BRRRR method in the current economy where the mortgage rate range between 6.0%-7.5%? (i.e., little harder to find positive cash flow in certain markets)

It was getting more apparent for me to understand your concerns as I wrote down those points.  Thinking of these variables at the same time can be overwhelming very quickly, and I find it very helpful to write them down.

After writing all of the concerns down, it was a matter of checking the boxes after doing some research.  For example, we looked for school ratings and crime rates in the area you were interested in, Orlando, FL. Unfortunately, we couldn't find good websites (We used greatschools.org and cityproject.com) that answered our question, but we learned that this might be a good question to ask in the forum in BP.  What website is recommended for researching good school ratings and crime rates?

As we break down the big question, which is where to invest, into smaller actionable plans, you are surely learning and growing what works and what doesn't, and this is an outstanding achievement!

I believe you have good intentions and excellent knowledge, but maybe organizing and focusing on your goals might give you a more straightforward path.  Once you figure out where you want to go, the way it takes doesn't matter.  But it would be best to have a destination/goal to guide you.  Where would you want to go?   This reminds me of many books quoting Alice in wonderland.

"Alice: Would you tell me, please, which way I ought to go from here?

The Cheshire Cat: That depends a good deal on where you want to get to.

Alice: I don't much care where.

The Cheshire Cat: Then it doesn't much matter which way you go.

Alice: ...So long as I get somewhere.

The Cheshire Cat: Oh, you're sure to do that, if only you walk long enough."

Lastly, I mentioned and presented the following formula:

Result = Knowledge x Actions

You have demonstrated a great amount of knowledge, and in order for you to achieve results, is taking action.  I think we both learned that even the smallest action is much better than no action at all. 

Again, thanks for coming and joining me in today's meeting.  I was able to learn about your country and a little bit about gold mining in your country. :)

This is an event to network with people who are interested and/or doing real estate investing. In this event, you can network with other real estate investors and learn about real estate investing.

The host is still looking for the first investment property. Since the summer of 2022, he has submitted 1 offer in New York state property and decided that the supply needs to meet his goal. His plan for the next three years is to obtain 10 units in 3 years (i.e., 3 units per year or at least 10 offers submitted weekly!). Since NY supply cannot meet this demand, his focus is shifting to long-distance investing (Columbus, OH or Cleveland, OH). He can tell you the market trend in these areas is much better than in NY.

If you are asking questions such as: How do I even start? Where is a good place to look? Where can I learn more about real estate investing? The host can help you navigate through the industry of real estate investing!

Real estate is people's business, and you alone cannot do everything. I have to rely on others (attorneys, agents, lenders, contractors, etc.) to be successful, which is my way of giving back—sharing what I know and what I have learned.

In the events, the following are expected:-Networking and, if enough members are interested, play a Rich Dad Cashflow Board Game.-Have an open mind to share and learn from each other

Education x Action = Result

$5 is used to cover the cost of the board game.

As the title says, I am looking to connect with locals in Columbus, OH, in Jan 2023.  I have never been to the city before, and I am planning to visit the city in Jan 2023, and I am hoping to meet locals to connect with and also drive around areas to understand the neighborhoods in the area.  I searched for a networking event in the area, but I did not see one, and perhaps, I will create my network event.  Are you interested?

I have not purchased any properties in my life "yet," and I have been searching for small multi-family units in NY state.  My goal is to purchase ten units in the next three years, and I realize that the rate I am submitting offers will not be able to realistically meet the target so I had to search for a different market to invest in, and Columbus, OH caught my attention.   The reasons for picking Columbus are 1) my sister lives in Columbus, OH; 2) my family lives in Detroit, MI, and Columbus is on the way from NYC; 3) there are more small multi-family units that are affordable (relative to one in NY); 4) Ohio is landlord friendlier than New York.

 I believe you have the dates correct and the location is definitely orlando. I don't know if they will have any volunteer opportunities. Are you local here to orlando?


Hi Tyler,

Thanks for the input.  I am not local to Orlando as I live in NYC, and I want to take advantage of booking my flights and hotel early for a discounted price.

Since I am not local, the followings areas are what I think I can help with:

1) Volunteer remotely from NYC (maybe making phone calls, answering emails, contacting vendors). My primary job is as a project engineer, and I do this daily with suppliers and clients worldwide.

2) Fly in early in September/October to be physically present.  I can do my primary job with a laptop and internet access.

3) Volunteer before/during/after the BPCON.

My goal is to expose myself to the industry as much as possible and absorb knowledge like a sponge while giving back in any way possible.
