@Drew Greene Let me point you in the right direction. I wouldn’t really ask what is the best way to invest, but more along the lines of what is the best way to invest that fits you. Some don’t want to deal with tenants and prefer to flip, some like to idea of holding property and renting for annual cash flow, and others become the bank and invest in notes. @Gwilym Griffiths I can help you determine what would be a good investment for you.  There's a couple things to consider when trying the different methods of real estate investing (buy and hold, flipping, note investing, etc.)  All depends on what you would like to get out of your investment and your risk tolerance.

Will, I have a good team of people that I can refer over to you. My realtor gets a good number of off market deals that work for investors. I have a contractor that does all scoped including (plumbing, mechanical, flooring, etc). She currently told me about a deal in Clearwater that’s a duplex for under $200k in a great area. It’s off market and the owner wants to sell because he’s retiring and wants to liquidate his investments. Let’s me know if you’d be interested. Hey Mark,

Most people will not hand you deals.  You must create relationships with others and maybe they will introduce you to some deals.  Still, you will have to learn to analyze properties yourself to see if it makes sense to you.  I've been doing alot of analyzing and researching in the Tampa area and can help you with moving forward with getting a property.  I actually just put in an offer on my first property and can run the numbers and strategy with you to help with how you may want to research and strategize in your real estate investing career.  Let  me know.

Hey Shane,

Congrats on making the decision to invest and have your money work for you.  I've been doing research/training/analysis for about a year and a half now and finally decided to pull the trigger of buying my first investment property.  It is a duplex and is in the Clearwater area.  If you want to get together and talk about your long term goals, I think we can come up with a good strategy that fits you.  Keep in mind that others may tell you what to do and how to do it, but you MUST cater it to your situation and your goals.

Mike, I’ve been in Tampa for just over two years now and have been studying the market and analyzing deals. My main goal now is to put together a team for when I really get started investing. I’ve also started becoming the “boots on the ground” for some out of state investors to really get involved in renovations and property management and to further create networking opportunities.

@Meghan Thurmer I am also on the same path, to find a good multi family that cash flows in a A or B area. @Tom Parris is correct in that they are very hard to find now. I have some ideas on how to get some, but also how to analyze them. I've also found some ways to search for them, other than MLS, Redfin, and Zillow. Let me know if you and your fiance want to brainstorm sometime. My wife is also starting to get interested, so I think we are all looking in the same direction.

Chris,

If you need some help with legwork in Tampa (inspections, checking properties), basically putting eyes on something, let me know.  I can take pictures or videos of a property if you don't feel like flying all the way to check out a few properties.  I try to help as many people as possible, as I find that many good opportunities come from networking and helping others.  Good luck!
