Post: Gas Metering?

It has been a while since this topic has been addressed, does anyone know the actual costs associated with metering individual utilities in a multi unit property? I understand there are some pretty large variables, but any general estimates? Also does anyone know of ways around this?

Elizabeth, I appriciate it! I have not heard of these certified individuals, where can I learn more about these? Also I think I would be very interested in obtaining something like this, what schools offer these oppourtunities?

What is the deffination of the first time home buyer acording to this new Obama deal?

From what I understand it WAS sold primary residence at least 2 years ago and not purchased a new property.

I hear that it is NOW 3 years? Is that true?

I'll tell you from my expeirence that it sucks overseeing contract work but if done properly you will probably save a ton of coin.

If you have never done it before you will pay a lot of money and make a lot of mistakes, but you will be confident on the next job just not this one!

I have a good friend in the business, he is doing market reasearch currently, I am really curious about this as well.

I did a cost analysis and found that it is not very profitable to flip, however I am really curious about renting.

An example is a place I am looking at an 8 plex that does not have individual gas and electirc thus land lord must foot these costs. So since I would have to foot the costs I am waiting for the market reasearch to see if I would be able to charge a premium for rent givne a green apartment complex

There are screaming deals right now that I really want to pick up, I’ll give you an example duplex for 94 could probably pick it up for 85 or less, rent currently each unit for $700 probably only need to put 10K on the high end to fix it and rent it.

SCREAMING DEAL!!!! Right? Here is the issue these and many more deals are in tough areas, the “dollar store part time jobber†areas. I don’t know about this economy, I am preparing for 16% unemployment, will these low income housing areas be hit or are these type of folks that are going to be able to jump form job to job regardless and maintain their bills?

So I guess the question is . . . Given a terrible case of 16% unemployment what is your opinion of the market for the low income housing rents being collected?

You need to be cautious of moving to an LLC if you are looking to refinance. I was told by my the bank that if you title under the LLC that you will have to put the property back into your name for six months before they will accept a refi.

Has anyone else heard of this?

I appreciate the advice, but is that not the purpose of public forum, I am not trying to win the case I am trying to get some ideas as to what people think about this issue, and to be honest I am appalled by the responses, but that is a slap in my face and no one else’s.

And second I have a good lawyer it just floors me that I have had to do so. I am just very curious as to what the general public thinks about this so called "political" perspective, is this not exactly that? I am angry and speaking out about the laws that are in place by our government that limits my free speech regarding a company that acts under a highly regulated governmental eye, hence a brokerage. Therefore my thoughts regardless of where they are being heard are as an example being used "govern done me wrong" and while I understand that I can't "force" people to listen apparently they are, which is great.

So . . . . in a long winded response I disagree that Freedom of Speech is a misconception of the general public and would go as far to say that the misconception is those that read too literally into the amendment, the amendment was written very vaguely because when written they realized that the world is ever changing and therefore needed to write these amendments with much interpretation needed. Keep in mind the goal of the amendments was not to limit the rights of the citizens but limit the rights of the government, therefore all interpretations should be viewed in the context of freedom not taking it away.
