@Mikel Kaubfa We too do not include utilities for our rentals. It just adds more responsibility and liability in doing so. Like you mentioned as well, costs may fluctuate from month to month, and there's some margin of error that you need to account for. Looking at all the cons, we feel like it's best to leave utilities to the tenants to manage.

@Steve Hammer I collect rent from my tenants using a PM software. Since my late fees are automatically added to their invoices (I have a recurring late fee set up), most of them pay on time to avoid high late charges.

@Stephen C Gates I would reach out to the tenant and let them know that this is unacceptable behavior. Send them a written notice as a warning because this is clearly a violation of your lease agreement.

@Clarence McClain We do pay the water bill for our tenants and charge them a set monthly fee. Again, this depends from neighborhood to neighborhood.
