To anyone on this thread, I thought I would also share my recent inquiry into Mojosells.com.  I spoke to them on the phone the other day and they have some skip tracing ability in the fact that you can reverse address search on their database and pull phone numbers that you can plug directly into mojodialer which is a cloud based call system.  It's definitely more geared for real estate agents but could work for investors.  They said they have been talking to more and more investors about it.  Anyway, just an alternative although they offer less than Belleslink and I don't know how great the database is.

I'm also curious about this company.  I recently ran across it and the offer is almost too good to be true.  I'm sure I could easily use up those 2000 minutes as I make a lot of calls so I'm not sure I would use their phone but the skip tracing and other tools seems really great.

@Cristina Ortega let us know how it goes when you use it?

Can anyone comment on Realeflow.com getting MLS comps? Is this true or has anyone recently used the service to comp anything? What was your experience as compared to Propelio or another service? I'm just wondering as I'm based in Texas and wanted to see if they could offer anything different. Some of the tools they offer seem very useful although I've never tried it because the comps were from Zillow. They recently have stated they have since switched to MLS comps but I'm doubtful.

I wanted to add my 2 cents. I haven't tried Propelio yet but I have tried Fastcma which is another company based in Dallas. Also, there is Investway which is used by a lot of members from the REIA up there in Dallas. I haven't used Investway or Propelio but I have tried Fastcma. It offers some pre-foreclosure leads and probate leads. Also, Fastcma has unlimited comps but I didn't love the interface on it. I will have to try Propelio next. If you are local to Houston and Dallas, you can also use RealAcquisitions.com. It has many leads and comps but I didn't love the comps engine on that one. It's more useful for leads than anything else. Hope that helps a little to cover all the bases.

I can second Eric Fontanot at Texas American Title. He really stuck with me on a deal that took 4 months to close and Sheila was very helpful there as well.

I'm late to this thread but I would say double close on the property using a transactional lender. This way no one is saying you committed fraud and you are not required to tell anyone how much you made. Remember you are selling your contract not the house. Big difference that some people are not picking up. A lot of times if you are an investor it is not worth being an agent because agents have something called disclosure.

Hi @Chris Mason im going to have to side with Ken on this one. The law is very clear in Texas and elsewhere about conveying real estate subject to existing liens. You are talking about due on sale clause. Simply because they used the word may call the loan due confers it is not illegal. To say otherwise is incorrect advise. Besides in my experience with sub2, I have only heard of one person getting a loan called due. If you make payments, there is zero incentive for the bank to call the loan due because they will lose money. The average foreclosure costs a bank 40k. If you haven't tried subject 2, I would suggest more research and talk with an attorney who is familiar with it.

Well apparently some people don't understand the sub2 process and that is fine but if you want to lob insults take it somewhere else.
