"Sometimes bought and sold without a broker" if you have the experience, then why use a broker

That calculator won't point out the pros and cons of leasing vs buying when it comes to commercial. 1 example, with leasing, your whole rent is a tax deduction, with buying, you only depreciate and write off interest.

"What is the average vacancy rate for a shop in a commercial shopping strip?" 

you need someone with Costar in your area to give you that info, they can narrow it down for you by vacancies on your street, or vacancy rate in all of Austin, etc.

"Does changing the management help in this case? Could a new management find a new tenant easier?" 

Depends what strategies your existing leasing agent is employing. If you're going to give it to another agent that's going to do the same tactics, your results will most likely be the same. 

I would look at the listing they've created for your property, see where they've listed it, like costar, loopnet. Is there signing placed on your property? have they reached out to potential tenants? Also, there just may not be any need at this time for your property. There are many things an agent can do to property market your property.

Was the property listed? I've seen a lot of listings that don't pay buyer's side commission say "PRINCIPALS ONLY"

@Anthony Lee  Yes, I'm looking just for the company names. It doesn't matter how they work with brokers or not.

Hi Everyone, for vacant buildings in California (warehouses, retail, office) The best rate i found a months ago was USLI, any other companies that do this type of insurance? actual insurers, not agents.

checkout RLTrack for all the contacts . You don't need a broker, but most national retailers stick with outside brokerages for their dealings that will demand commission.

Yes, I would always have a personal guarantor to any business leasing space, unless the business is publicly traded. You should run the personal guarantor's credit to qualify.
