The biggest thing you can do to mitigate that initial fear is to surround yourself with other people accomplishing what you want for yourself. Thats exactly what I did just a few short years ago and have now done almost 10 deals! It's working! If either or both of you are interested, I can connect you with a group of investors I know about that meet up in McKinney on a regular basis. I recommend finding another lender to work with. Also, look into a strategy called VELOCITY BANKING so you can do a HELOC swap and pay the loan down in a fraction of the time!

Yes. That is called a simultaneous wholesale transaction and if set up correctly, can be a very powerful investing technique. I recently completed a similar transaction in Boulder, CO and netted 20k. Private money can be excellent for an investor with no money and bad credit. I use this strategy all the time and it has allowed me to do 5 no money out-of-pocket deals over the last year and a half. I recommend getting further educated on private money and raising private capital to receive the full benefits of private capital.
