Transactional funding question

Hi BP, I'm currently working in getting a property under contract and if seller accepts my offer I'm looking to go with a double close. Now i have been researching a lot of transactional funding companies and emailed most of them. I asked one of the companies what their requirements were, they replied the typical answers most companies have but they also said that end buyer must close and fund before they send their money.

My question is, when doing a double close is it possible to close with end buyer before closing with original seller on the same day?

I doubt that you will find that option in the state of PA. you must close with the seller then flip to your buyer. it can be an hour later but, from the title companies that I've dealt with, its you go first. without the seller first handing over the property, what are you even trading with your end buyer? If I was a cash buyer I wouldn't even go for that even if the title company allowed it. my coin.
