Hello,

For 2022 I plan on purchasing my 1st investment property. I have been doing my due diligence on bigger pockets website looking for good recommendations on property management companies, but not seeing many recommendations. Are there any PM to avoid or work with in the Houston area.

@Cody L. Thank you for your advice! I definitely plan to keep looking on HAR as I see that is the most popular website. Since I’m not from the area I’m not aware of the same things as a real estate agent may know. Hopefully something comes up soon. Thank you again for replying to the post.

Hello all,

I'm currently in the process of looking for a multifamily property along with the rest of Houston. I've been looking through the website at the real estate agents available, but I figured the best one would come from a recommendation. Does anyone know of a great realtor thats  specializes house hacking or multifamily property in the Houston area? I will continue to look through the forums in the mean time. Thank you @Braden C. for your insight! I was hoping to connect with buyers first since I'm a newbie to try understand how to avoid putting out bad deals. I didn't know that I would be able to market a property on craigslist will definitely use. I will redo my criteria and look to mail to those sellers on the updated list.  Thank you again for providing helpful information.

@Braden C. That's okay. I am also looking for motivated sellers, I was hoping since I've already purchase this list is it still possible for me to find absentee owners or sellers given the criteria? Also, if so how do I sort through the list to get a better understanding of who to target.

@Braden C. This was suppose to be a way to find the hot markets/zip codes, while also building cash buyer list. Now I'm wondering if I'm able to find any motivated sellers as well? What market sale dates to you recommend? Also, how would the mail provider know who to mail out the letters to?

Hello,

Just prior to this post I was trying to find any good forums on List source, but it wasn't really answering my question. I just recently purchased a list, I pretty much watched a Youtube video to help me through it. The last market sale dates are 03/31/2019-03/31/2020 with 99%-100% equity in the homes. I"m also planning to get in touch with Yellow letters to get set up for direct mail. I'm stuck wondering what is next after I've purchased the list? How do I navigate through the list? I don't see many Youtube videos explaining how to sort through these spreadsheets. I mostly see LLC companies, does this mean that company has recently purchased the home?
