@Catherine Emert How was you able to decipher between the good from the bad? I'm pretty sure most lenders start out the nice guy because they want your money.

@Kristopher Kyzar Thank you. I will find out whether or not if its a soft pull, which I would much rather.

@Ricky Bass Thank you for the advice, I try to decide lenders from recommendations on BP rather than Google reviews.

@Catherine Emert Thank you for clarifying. So would you suggest doing the pre-qualification steps first. Then the pre-approval once I start finding deals? I know that most realtors and investors take you more serious with the pre-approval.

Hello everyone!

I'm looking to finally start taking action towards my real estate investing career, while I save enough capital. I see a lot of different topics in regards to pre-approval, but I'm still not sure if I should give any lender my SSN # even though they say they will not run the credit. The lender did not ask, but it is on the application. Should I still give them all my personal information or what main information does a lender need in order to determine pre-approval or not?

@Lauren Juarez Thank you for the advice, I will keep practicing using the calculator until I get better at analyzing deals.

@Pete Storseth Yes, I started using the BRRRR Calculator and it was definitely a challenge for me. The plan is for me to practice twice a day at least, to get better analyzing deals.

Hello all,

I'm new to the PRO membership, to commit more to myself about getting into real estate. As a newbie my strategy right now is to buy and hold rental properties, with the hopes of building enough equity for the big purchase. I have a proposition for other investors located in the Houston, TX. I have been doing a deep dive into building a solid foundation on my education with watching Bigger pockets podcasts, and reading real estate investment books. I now realize I need to get started practicing more on analyzing properties. I think that once I understand how to analyze I can then better understand the BRRRR strategy. I say that to say I'm willing to analyze some properties for any investors located in or around the Houston area. As I know that you may able to do it on your own, I'm doing this in order to gain more experience in more real life situations while bringing value to any business. Thank you in advance, for any help or advice!
