I agree with @Frank Wong.  401k Plans are a "jail" for your money.

No point of arguing on the post...People should read the book, "Becoming Your Own Banker" by Nelson Nash.  You guys should read it too if you have not already.  It will change the way you think about where to store your "dry powder" and "liquid funds".  Every real estate investor needs liquidity.

Harrison, if you plan to buy real estate, you should really look into Nelson Nash Infinite Banking Concept. It will change entirely the way you think.

Dmitriy...properly structured whole life insurance following the Infinite Banking Concept is not a scam...you are right, it is not an investment, but it can certainly include investments. It is a way to store liquidity and then finance things in life, such as real estate.

I have total access to my money in my policies, whereas solo 401ks and qualified plans have so many restrictions. You should really educate yourself about it. Thanks,

This is all about personal preference.

I am not a fan of qualified plans as your money is locked up. I think it is very important to have a lot of liquidity when you are investing in real estate. Qualified plans do not give you much liquidity. There are ways to get tax free growth in products while also having liquidity. Thx!

For me, having my license has had a huge benefit. I invest and am licensed in Ohio and so is my wife. We can write our own offers on our time, see the properties on our time and not have to wait around for the agent. Also, i can make the offer at the price I want. I think it is hard to find a good investor agent, especially for lower priced properties. Thx!
