There are not that many tax advantages of notes by themselves (outside of an IRA), therefore, placing them in an IRA would be a big benefit tax wise.

Where as hard real estate assets like SFH, have so many tax benefits by themselves, I don't know why people would put them in an IRA. Real estate is already a tax shelter if you do it right. Let me know if you need anything else. Thanks!

@Jesse M. I like storing cash in whole life cash value insurance. Good rates, safe, and liquid. Better than a bank and a lot less risky than than the stock market.

I am a CPA and a huge proponent of whole life insurance if they are setup properly using the IBC Concept. The people who are nay sayers really don’t understand them. They should really be discussed more on BP as they are great for real estate investors. I would rather go take a policy loan any day to go buy a performing real estate asset than going to get a loan from a bank. Thanks,

@Mark S. I am a high income earner and a CPA and in invest in SFHs. My wife qualifies as a real estate professional so I can take losses against my W2 income. I phase out of the Roth IRAs and I don’t like 401ks. I go against traditional wisdom. I love whole life insurance and utilizing the Infinite Banking Concept. I am not a insurance agent so I am not trying to sell anything, but you should really look into it. Really has changed my mindset. Thanks!

Bernard Reisz Your comment about life insurance is incorrect. Having a properly structured whole life policy is the best tool to have with REI. You take a tax free policy loan for down payments, not a withdrawal. PM me if you want to discuss.
