I did the FB Leads Masterclass through Carrot and I did get good benefit there.  However, here is my one big takeaway - don't expect to use FB as a band-aid to shore up a weak site with low credibility.  It won't work (my opinion).  

If you have a site that is able to establish some credibility in the eyes of the seller, then I think it is a great way to amplify that.  Eventually they warm up to the idea of selling and they warm up to the idea of working with you - because they kinda feel like they know you a little bit.

I parked the FB thing for the time being.  I need to get that credibility factor built up a little more.  Maybe that is a limiting belief and I'm just making excuses, but I don't think so.  I think if I can show that I actually do buy houses (I've bought one and assigned another to a fellow BP buddy here) and that I am believable, then I have a chance.  I need to improve that - which means better content, and a stronger SEO foundation.  I have a list of items I need to complete.  

And I do get the occasional organic lead, which is a major achievement in this market.  I expect to see more of them as I make these improvements.  Then I restart the FB funnels.

Good God man, don't do that.  Let's visit.  You can get mentors by working with the right people - better than mentors.  You just need contacts, people that will share some nuggets of wisdom here and there.  There are a LOT of good resources around here.

Hi Krysta, I have run FB adds, no problem.  Just use the special ad category.  You will have to use a radius now, like a 15 mile radius or something.  Another thing you can try is uploading lists.  Give me a call, we can visit.

Now, I don't know too many REI folks doing this with any level of success. If you are able to recycle some of the leads as listings, as a RE agent, that would help, I think.

Oh there are plenty of folks that were running FB ads at one point.... 

One guy who does seem to be making some headway on this is a guy named Fritz Joseph.  He is in Philly and he has gone through the Cris Chico training and kept going, testing and learning on his own.  I like to follow him on his YT channel.

It is really easy to do it wrong on FB.  In fact, don't know that many that even claim to have it figured out.
