FB is tricky.  Boost is just an easy button that allows FB to suck funds out of your wallet.  Try running video views or webpage traffic as your campaign objectives.  Then you can retarget those.

One guy I know has started using the boost button with some degree of success - look up Fritz Joseph on YouTube.

I know we'd sure like to get back to our meet ups.  Hopefully won't be too long now.

In Houston, you can combine this strategy with flood zone properties - it's called 'H Town til You Drown'...

I thought the idea was to avoid selling and having to pay back all that deprecation you had claimed.  The cash-out refi gets you around that.  Couple that with some reasonable level of appreciation on top of some cash flow, with debt-pay down, and you are on your way.  Is there more to it?

@Ahmed K. man, good post.

  • You can integrate your marketing funnels into paid social media. I've heard folks express concern that the leads that they get from social media aren't necessarily qualified. That's only because the people running the ads aren't optimizing the funnel for re-targeting and conversions.

And here is the trick in my opinion.  Many ways to do this, and a lot of testing is required.

I also think that having good content makes a world of difference.

@Alexander Reyes I would normally invite you to attend one of the many in-person meet ups where you can learn more, network with others that are doing what you want to do and have already travelled the same path.  We cannot do that right now but maybe soon!

Great point on the refi challenges for the lower end stuff.  It's true - I'm trying to get one done for a client right now, and we are just short of the $75k min.

@Justin Ramirez that is really cool.  You are planning to live there as a primary residence, I gather?  You can do this, live there for a few years and then make it rental property.  This is what we plan to do after our kid finishes school.  

You CAN use your VA loan to do a duplex/triplex/quadplex, provided you live in one of the units.

I think it can work, but probably in conjunction with other means.

For instance, it is useful to mail postcards to a certain list, and then you track the return mail.  Maybe 10% of your cards get returned.  You drill down on those leads and try to track down the owners.  They say this is where the gold is.  

The rest of it you can now continue to mail to, if you like, knowing that you have just shaved 10% of the cost of your mailers.

Now with that said, if you are not well represented online, then you are wasting a significant chunk of your direct mail budget.  In 2020, people will go look up online to see what they can learn about you.

Could be the drainage is clogged up or broken.  Ground shifts a lot all over town due to our soft clay soil and some areas can be worst than others.  When it gets really hot or really cold it gets worse.  Probably this is 'one the list' utilities issues that the city is planning to get around to. 

There was a time during a really hot spell a few years back when we had so many underground lines break (in the thousands) that we actually had a health crisis.  The city did their best to keep it quiet.

It is also (my opinion) a possible signal that you could have some foundation issues there, at some point.
