Not sure if there's an average, but many companies can manage hundreds or even thousands of properties. And I've known many individual managers who could manage hundreds themselves.

To answer your question in the title: It depends what kind of job you have. If you have a flexible job, it could vary a bit. Either way, once you get to more than 20-30 properties it starts to really become a full time gig.

So Matt how do you manage all the emails and calls? If I am working, I can't take all the calls and reply to emails so I'd be just missing out on good tenants wouldn't I?

I'm new here and wanted to check with the experienced ones about how they manage their portfolio whilst having a full-time job. I am thinking of starting with a couple of units and then perhaps outsourcing the management.

Do you guys know how many units on average a property management company manages at a time?

I did get in touch with TenantTuner but they have plans for people with a lot of units and I'm currently just starting out with investment properties. Are there any other alternatives that don't require a lockbox?
