It's unlikely you'll find 90% LTV on a long-term loan, like a DSCR loan. Most are going to cap at 80 or 85% LTV. If you go into a rehab loan, assuming there is a value add on the property, then you may get 90% of the purchase price + 100% of the rehab funds, so long as you are not exceeding 75% of the ARV with the loan amount. Then you can refinance into a long-term loan.

Welcome to BP! I'd suggest starting by joining your local Real Estate Investor Association and attending any real estate meet-ups in your area. Find like-minded people that are also looking to or already investing. Figure out exactly what you want to focus on for the year and don't get distracted by the various ways you can make money in real estate. For most people starting with limited capital, it is usually best to start flipping to be able to re-inject capital back in your company. Feel free to connect if you need any advice. Best of luck!
