@Ella Fleur Some banks will do a what they've called a DTI approval based off the numbers you give them for incomes and debts. They'll still pull your credit though when you go to apply for the loan.

I'll go against the grain here. I personally prefer two sinks even with a dishwasher. We don't put everything in the dishwasher and I like to have one basin for soapy water and another for clean/rinse water.

The other thing I've found in my experience is that owner occupied buyers (especially first time buyers) will run out every single last day of the standard 60 day closing and aren't going to close before then even if everybody is ready just because they don't have to.  Sometimes it's related to their current living arrangements and wanting to minimize double payments.  Just wanting to put off the start of mortgage payments and other bills.

@Robert Shelton It's the beginning of October. Just make it a 90-ish day close and have the closing date after the 1st of January. You get it locked up under contract with plenty of due diligence and loan processing time and she gets to delay until the following tax year.
@Kellie Frantz Not sure what the laws are like where you're at, but it might be worth getting a lawyer involved to issue a demand letter. Especially if you're at risk for triple damages or anything like that.

@Ryan Keenan At this point it sounds like the tenant isn't even out yet. I wouldn't refund anything until they are.

 It wasn't so much meant to be a narrowing of my focus.  It's just there's a lot of forum categories that I didn't feel like applied to my situation.  Here's the ones I read every time I have the app open:

  • General Real Estate Investing
  • Landlord Forums & Rental Property Questions
  • Renters Discussion
  • Starting Out

I will also sometimes read through these if I have time and have finished the others:

I also keep a general eye on my state and local area sub forums, but I haven't figured out how to do that from the app, so it gets done somewhat rarely when I bring BP up on the computer.

I work from home and have a feast or famine type job. Gives me plenty of time to be on here. I also check it right before bed and sometimes once or twice in the afternoom/evening after work. It also helps that I don't read all of the forum boards. Just about six of them.
