Also, Experian does something similar, and they have a mobil app, so you can check whenever you want to. You can also pay to get the report from the other two companies if you wish. I agree, keeping your credit monitored is a great idea

The only thing I could see being an issue is if your tenants don't pay you. Could wipe your cash flow and cost you money. Though with the right tenants it could work I would think

Welcome @William Anthony. There is a ton of good info here, and I can understand how tough it looks at first. The more you read, and the more you learn and converse, the more confident you will become. You're welcome @Lysa T.! I am going to persue flips as a way to fund my buy and hold strategy, and meet my freedom number. After I reach that goal, I'll just have to see what I like and decide what to do next

While I agree with everything said above, the way I found mine was more like this (same idea, but easier to break down).

To replace mine and my wife's income, we need bring in about $7k per month

Makes out to be $84k a year

Based on the rental market around my area, good rentals that cash-flow $2-300 a month aren't overly hard to come by, especially given the lower than Colorado average prices

Going conservatively, we would need 35 units. Less if we can make more cash-flow per month

Now, where it can get interesting is any other ways we opt to supplement that income. House flipping, wholesaling, ect. Could all be used as play money, and added into your freedom.

It's all a break down of where you want to be to maintain your life. 

Now, could we survive on half of that? Probably, but I want to not only replace where we are, but exceed where we are in our lives.
