Thats awesome to hear! I'm just getting started in the North Eastern part of the state, but always like to hear what is happening in other areas. From what I've been watching, things are sort of stagnet here. This being a smaller town, the holiday season pretty much pauses everything. However the market has steadily increased throughout the year. Home values in general have gone up 15-20k since the first of the year. Still gathering data on rentals, but I do know that things have been hard to come by up until the price of oil dropped.

Welcome to the community @Greg Pugh. Nice to see someone else up north on here. I'm out east in Fort Morgan. Ton of good info on here, and anything you can't find on the blog's, or in a forum, ask. There is a really incredible amount of information on here, and everyone has been great to talk to/ask. If you don't mind my asking, do you work full time?

At this point in time, I've worked with my creditors as best as I can, explaining my current situation. And I should mention, 120k of that is in primary residence, and another 110k is wrapped up in my wives student loans. My wife has a fairly good job, so paying the house and student loans isn't a problem. However when I was laid off last year we didn't live within our means, and maxed out two credit cards. Both of which have been awesome at working with us, because they don't want us to file bankruptcy as bad as we don't! So all I can say at this point in my journey, is call people you owe and talk to them. They want the money you borrowed, and would rather work with you to pay it back than to have to file bankruptcy and screw them

Thanks @Linval T. I've read a good chunk of the info posted, however there are few new things I'm going to dive into after I finish this reply. I've been on the site probably 6 months so far, a few months before I finally joined. But everyone here is incredibly helpful, and I will take all I can get! So thank you again!

We're about 45 NE of Denver on I-76, so yes, it is quite different. As far as the license goes, I'm hoping it will open more doors when I'm ready to begging flips and or buy and holds, as well as providing income by working for others. Eventually I'd love to get set up as a more investor based realtor, but to begin I just want to continue learning all I can while making some money along the way.

Hello all,

My name is Mark, amd I'm looking to get my feet off the ground. I live in a small town in North Eastern Colorado, however I was born and raised in Colorado Springs. I'm looking to get into the wholesale end of things to start with. Months of research have brought me to the conclusion that without learning how to find and pick up a good deal, I won't ever make a penny. I'm also striving to get my real estate license rolling after the first of the year. I love this site, the podcasts, webinars, blogs, and all the information that's spread across the forms, and continue to learn every day.

I have to honest with you. You have to get out there and hustle it. I'm less than a month from my 29th birthday, married, and between my wife and I, we have right now just over $290k in debt. We have looked at bankruptcy, but I feel that is a failures method. I was laid off two weeks ago, but I'm looking for work, trying to exhaust every single avenue I can because I don't want to be a coward. I will get into REI, I will succeed, and I WILL be the best in my area. Before any of that starts, I know I need to figure out how to eliminate all the debt I can, and free up any and all funds I can get my hands on. Get out there and hustle! Props on the decision to set school back a year. Doing that should give you enough time to hustle, pay off your debt, and very well could allow you to start school with some savings, and a better understanding of what not to do finically. I wish you luck, and I hope you'll keep us updated
