Hello, as it says above, initial investor is retiring and gave me a killer deal on a 10 unit bldg in TN. Not yet under contract so I'm hesitant to give specific address. The demo is complete, new windows, new framing but there is nothing else so this is a clean slate job. As of now, i calculate $210k for purchase/reno and a $335-350k ARV according to my local multi-family realtor. As I continue to negotiate, my purchase price should go down quite a bit...he's a family friend who owns over 3,000 properties in 6 states. My name is Mark and I'm extremely interested in investing in multifamily dwellings, wholesaling and meeting with people who are smarter and have much more experience than I have . After reading, watching, and listening to anyone and anything I can, I think I'm ready to admit that I know nothing!! I've finally gained the nerve to join the site and reach out to the community.
